BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL APPROVING A SITE AND
ARCHITECTURAL APPLICATION ALLOWING THE
CONSTRUCTION OF A NEW SINGLE FAMILY RESIDENCE ON
PROPERTY LOCATED AT 1460 CAPRI DRIVE IN A R-l-10 (SINGLE
FAMILY RESIDENTIAL/LOW DENSITY RESIDENTIAL) ZONING
DISTRICT. APPLICATION OF MR. GARY KOHLSAAT, ON
BEHALF OF MR. JOHN TOWNSEND -- FILE NO. S 93-02
After notification and Public Hearing as specified by law on the application of
Mr. Gary Kohlsaat, on behalf of Mr. John Townsend, for approval of plans
and elevations to allow the construction of a new single family residence on
property located at 1460 Capri Drive in a R-l-10 (Single Family
Residential/Low Density Residential) Zoning District; and, after presentation
by the Planning Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows with respect to File No. S 93-02:
The proposed dwelling is well designed and is architecturally compatible
with the surrounding area, and
The proposed project is developed in compliance with the General Plan
designation and development standards of the R-l-10 Zoning District.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:
The proposed project is consistent with the General Plan and zoning,
and
The proposed project will aid in the harmonious development of the
immediate area.
Based upon the above findings, the Planning Commission does hereby grant
the requested proposal, subject to the following Conditions of Approval:
Approved Project: Approval is granted for a Site and Architectural
Review Permit allowing the construction of a new single family
residence. Project approval shall substantially comply with project plans
prepared by Gary Kohlsaat, Architect, dated June 3, 1993, except as
modified by the Conditions of Approval herein.

Fences: Submit a fencing plan indicating location and details of fencing
to be approved by the Planning Director, prior to issuance of building
permits.

Driveways/Parking: Applicant to comply with paving and driveway
standards set forth in Chapter 21.51 of the Campbell Municipal Code.
PUBLIC WORKS DEPARTMENT
4. Street Improvements: Execute a deferred street improvement agreement
for the installation of street improvements in the future.

Grading and Drainage: Submit three copies of a grading and drainage
plan to the Building Division for review and approval.
Park Impact Fee: A park in-lieu fee of $2,717 was paid with the
subdivision of this property. A park impact fee of $10,990 is due upon
development of a new single family residence. With credit given for the
previously paid in-lieu fee, the total due with this development is
$8,273.00.
BUILDING DIVISION
7. Provide modified one hr. (1-hr) separation of garage from all living
areas. Self-closing solid-core door required from garage to house.
Approval is effective ten days after decision of approval of the Planning
Commission, unless an appeal is filed.
