PC Res 2860RESOLUTION NO. 2860 BEING A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP, FILE NO. TS 93-01, LANDS OF TERSINI, APN: 406-08-012, ON PROPERTY LOCATED AT 710 W. SUNNYOAKS AVENUE IN A R-l-6 (SINGLE FAMILY RESIDENTIAL) ZONING DISTRICT. After notification and public hearing as specified by law on the application for approval of a Tentative Subdivision Map as referenced in the above heading; as per the application filed in the Planning Department on March 26, 1993; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. TS 93-01: The proposed subdivision density of 5.1 units per gross acres is consistent with the low density residential land use shown on the Land Use Element of the General Plan. The proposed map is consistent with the minimum lot standards for the R-l-6 (Single Family Residential) Zoning District. o The proposed subdivision layout subject to the provision of a emergency easement adequately addresses the access needs of the neighborhood and the future residents of the subdivision. o An initial study was prepared for this project and no significant environmental impacts were found. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: 1. The proposed subdivision is consistent with the General Plan; The proposed subdivision does not impair the balance between the housing needs of the region and the public service needs of its residents and available fiscal and environmental resources; o The design of the subdivision provides, to the extent feasible, for future passive or natural heating or cooling opportunities. ° No substantial evidence has been presented which shows that the project, as currently presented, and subject to the required conditions, would have a significant adverse impact on the environment. Resolution No. 2860 TS 93-01 -- 710 W. Sunnyoaks Avenue -- M. Tersini Adopted on June 22, 1993 Page 2 Based upon the above findings, the Planning Commission does hereby recommend approval of this map to the City Council, subject to the Conditions of Approval attached hereto, as Exhibit A.
