PC Res 2862RESOLUTION NO. 2862 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING A SITE AND ARCHITECTURAL APPLICATION ALLOWING THE CONSTRUCTION OF A NEW SINGLE FAMILY RESIDENCE ON PROPERTY LOCATED AT 1136 STEINWAY AVENUE N A R-l-10 (SINGLE FAMILY RESIDENTIAL/LOW DENSITY RESIDENTIAL) ZONING DISTRICT. APPLICATION OF MR. LARRY GRATTAN -- HLE NO. S 93-04 After notification and Public Hearing as specified by law on the application of Mr. Larry Grattan, for approval of plans and elevations to allow the construction of a new single family residence on property located at 1136 Steinway Avenue in a R-1-10 (Single Family Residential/Low Density Residential) Zoning District; and, after presentation by the Community Development Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. S 93-04: The proposed dwelling is well designed and will complement the surrounding area. The architectural features of the home add to the aesthetic quality of the proposal. o Substantial front and rear yards are provided which enhance the development and is in keeping with the San Tomas policies. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed project is consistent with the policies of the General Plan and zoning, and The proposed project will aid in the harmonious development of the immediate area. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed, subject to the following Conditions of Approval: SITE AND ARCHITECTURAL APPROVAL Approved Project: Approval is granted for a Site and Architectural Review Permit to allow a single-family dwelling on property located at 1136 Steinway Avenue. SITE AND BUILDING DESIGN Approved Plans: Approval is granted for one single-family home of approximately 3,200 square feet. The property is identified as Assessor's Parcel Number 406-16-067. go Project drawings for the single-family homes consist of five sheets prepared by Ross Bartolletti Drafting and Design Services, dated May 10, 1993. Fences: Fences shall be constructed in compliance with the fencing provisions as specified in Section 21.59.090 of the Zoning Ordinance. BUILDING CODE 4. Building Permits: Obtain all construction. necessary building permits prior to Engineering: Plans are subject to submittal of structural calculations by a licensed engineer. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed.
