PC Res 2890RESOLUTION NO. 2890 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING A SITE AND ARCHITECTURAL APPLICATION FOR APPROVAL OF PLANS TO CONSTRUCT 37 TWO-STORY, SINGLE-FAMILY HOMES ON A PREVIOUSLY APPROVED SUBDIVISION LOCATED ON PROPERTY AT 710 W. SUNNYOAKS AVENUE IN AN R-l-6 (SINGLE FAMILY RESIDENTIAL/LOW DENSITY LESS THAN 6 UNITS PER GROSS ACRE) ZONING DISTRICT. APPLICATION OF MR. MARK TERSINI ON BEHALF OF KT PROPERTIES -- FILE NO. S 93-07. After notification and Public Hearing as specified by law on the application of Mr. Mark Tersini, on behalf of KT Properties, for approval of plans to construct 37 two-story, single-family homes on property located at 710 W. Sunnyoaks Avenue in a R-l-6 (Single Family Residential/Low Density less than six units per gross acre) Zoning District; as per the application filed in the Planning Department on November 15, 1993, and, after presentation by the Community Development Director, proponents and opponents, the hearing was dosed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. S 93-07: o The proposed dwelling units, as modified, are well designed and will complement the surrounding area. The architectural features of the homes add to the aesthetic quality of the proposal. The proposed siting of the dwellings meet or exceed the development standards of the R-l-6 Zoning District. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: o The proposed project is consistent with the policies of the General Plan and zoning in effect at the time of the application submittal. The proposed project will aid in the harmonious development of the immediate area. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed, subject to the following Conditions of Approval: Resolution No. 2890 S 93-07 - 710 W. Sunnyoaks Avenue Adopted on December 14, 1993 Page 2 SITE AND ARCHITECTURAL APPROVAL 1. Approved Project: Approval is granted for a Site and Architectural Review Permit to along the construction of 37 two-story, single-family homes ranging in square footage from 2,890 to 3,308 square feet. Revised elevations to be submitted addressing the continuation of architectural elements from the front facade to the side elevations. SITE AND BUILDING DESIGN 2. Approved Plans: Approval is granted for 37 single-family homes. The property is located at 710 W. Sunnyoaks Avenue. o Fences: Fences shall be constructed in compliance with the fencing provisions as specified in Section 21.59.090 of the Zoning Ordinance. BUILDING CODE 4. Building Permits: Obtain all necessary building permits prior to construction. o Engineering: Plans are subject to submittal of structural calculations by a licensed engineer. Applicant to submit samples of wall colors and roofing materials for approval of the Planning Director upon recommendation of the Architectural Advisor, prior to issuance of building permits. The intent of this condition is to provide a variety of colors and materials to minimize a project appearance to this subdivision. Variation in roof materials is a condition of approval. o Site and Architectural approval is valid for one year from the effective date of the Planning Commission approval.
