RESOLUTION NO. 1131
PLANNING COMMISSION
CITY OF CAMPBELL, CALIFORNIA
After notification and public hearing as specified by law
on the application of John F. Font for use permit to convert
a residential building located at 106 East Campbell Avenue to
a professional office, as per application filed inthe office of
the Planning Department on Sept~mber 22, 1971, and after presen-
tation by the Planning Director, proponents and opponents, the
hearing was closed. <
After due consideration of all evidence presented, the
Planning Commission did find as follows:
That the establishment, maintenance or operation of the
use applied for will not be detrimental to the health,
safety, peace, morals, comfort or general welfare of
persons residing or working in'the neighborhood of
such proposed use, or be detrimental or injurious
to property and improvements in the n~ighbo~hood or
to the general welfare of th~ City.
The Planning Commission does hereby approve the use permit
as requested, subj ect to the following condi t ions': <
1. Applicant to obtain architectural approval of remodeling
of the building.
2~ Applicant to pay storm drainage area fee in the amount
of $190.00.
3. The conversion of said building shall be made to comply
with all building and fire code requirements for the
type of occupancy and shall comply with all other
applicable codes of the City of Campbell.
4. The exterior appearance of ~h~ building shall be
related in appearance to a buiiding designed for
office purposes.
5. The use permit granted shall appl~ only to the use
required and shall not be deemed to be a continual<
,use for any other office uSCA Any subsequent change of
use shall require application and approval of a use
permit prior to such change or occupancy of said building.
. 6.' Use permit to expire one year from date of its granting
if conversion not started in compliance with approved plans.

21.42.090 of the Campbell Municipal Code reads as follows:
Any approval granted under this section shall expire one year after
the date upon which such approval was granted, unless an extension
for such approval is obtained by making written application for same
to the Planning Commission at least fifteen (15) days prior to the
expiration date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

CONDITIONS OF APPROVAL - "S" 71-68
1. Property to be fenced and landscaped as indicated and as added
in "red" on plans.
2. Landscape plan indicating type of plant material, location of
hose bibs of sprinkler system and type of fencing to be sub-
mitted for approval of the Planning Director at time of appli-
cation for building permit. All planter areas to be enclosed
within 4" to 6" raised concrete curbs.
3. Landscaping shall be maintained in accordance with the approved
landscape plan.
4. Faithful performance bond in the amount of $2,000 to be posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction, or
applicant may file written agreement to complete landscaping,
fencing and striping of parking area prior to final building
department clearance.
5. Parking layout to be revised in accordance with plans approved
by Planning Director.
The applicant is notified as part of this application that he is
required to meet the following conditions in accordance with Ordinances
of the City of Campbell.
A. All parking and driveway areas to be developed in;compliance with
Section 21.50.1010 of the Campbell Municipal Code. All parking
spaces to be provided with appropriate concrete curbs or bumper
guards.
B. Underground utilities to be ~ovided as required by Section
20.16.070 of the Campbell Municipal Code.
C. Plans submitted to the building department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and television
cables, etc.
D. Sign application to be submitted in accordance with provisions
of the sign ordinance. No sign to be installed until application
is approved and permit issued by the building department.
E. Compliance with conditions 2 through 6 of Resolution NO. 1131.
(Use Permit).
F. Applicant to obtain excavation permit for driveway approach con-
struction and repairs to existing curb, gutter-cand sidewalk.

G. The building shall be made to comply with F-2 occupancy're-
quirements, changes, and repairs to the interior front facing
the public street may be made provided such changes do not,
in the opinion,of the building official, increase the fire
hazard of the building.
H. Garage or rear building, shall meeting existingc requirement
for setbacks, or existing fire resistive requirements in
building code.
I. The hot water heater must be supplied with a new vent line and
a pressure temperature relief valve.
J. When the basement and three stall garage are to be converted
to any other Use than their normal use, the ~plicant shall
submit plans to the building, fire and planning departments
for approval. Said plan shall outline their uses and comply
with code requirements.
K. Compliance with fire correction letter dated September 17, 1971.
(some of these requirements are spelled out in conditions A
through D of these conditions).
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
develowment and are not herein specified.
