APPLICATION OF ALAN SIMS, 866 EAST CAMPBELL AVENUE. The'City Council of the City of Campbell does ordain as follows: S~CTION ONE: That the Zoning Map of the City of Campbell is hereby changed and amended by adopting the attached uExhibit A", entitled "Plans and Elevations", "Exhibit B", entitled "Development Schedule, and "Exhibit C" entitled "Map of said property", as per application of Alan Sims on pro~erty located at 866 East Campbell Avenue. Copies of said exhibits are on file in the office of the Planning Department. Said approval granted subject to the following conditions: 1. Building plans must be submitted to the Fire Prevention Bureau and the building must meet all California Adminis- trative Code Title 19 requirements. 2. The building shall meet all building code requirements for F-2 occupancy locate d in Fire Zone #2. 3. Property to be fenced and landscaped as indicated and ad added in "red" on plans. 4. Landscape plan indicating type of plant material, loc~tion of ,hose bibs or sprinkler system and type of fencing to be submitted for approval of the Planning Director at time of application for building permit. All planter areas to be enclosed within 4" to 6" raised curbs. 5. Landscaping shall be maintained in accordance with the approved landscape plan. 6, Faithful performance bond in the amount of $1,000 to be posted to insure landscaping, fencing and striping of parking area within three (3) months of completion of construction, or applicant may file written agreement to complete landscaping, fencing and striping of parking area prior to final building department clearance. 7. Trash container(s) of a,size and quantity necessary to service the development shall be located in area(s) approve by the fire department. Unless otherwise noted, said enclosure(s) shall consist of a concrete floor surrounded by a solid wall- or fence and have self-closing doors of a size specified by the fire department. 8. All parking and drivewa~ areas to be developed in com- pliance with Section 21.50.0l0 of the Campbell Municipal Code. All parking spaces to be provided with appropriate curbs or bumper guards. 9. Underground utilities to be provided as required by Section 20.16.070 of the Campbell Municipal Code. 10. Plans submitted to the building department for plan check shall indicate clearly the location of all connections for underground utilities including water, sewer, electric, telephone and television cables, etc. 11. ~ign application to be submitted in accordance with provisions of the sign ordinance for all signs. No sign to be installed until application is approved and permit issued by the building department. o 12. The applicant is to sign an agreem~nt with the City that the English Pub use shall be terminated four (4) years from the date of final approval ~y the City. o The applicant is notified that he shall comply with all applica Ie Codes or Ordinances of the City of Cambpell which pertain to:th.s development and a~e not herein specified.
