THE CITY OF CAMPBELL AMENDING CONDITION "!.;"
OF ORDINANCE 826, PERTAINING TO TIME LIMIT
FOR USE OF AN EXISTING BUILDING LOCATED AT
900 EAST CAMPBELL AVENUE IN A P-D ZONE FOR

The City Council 01 the City of Campbell does ordain as
follows:
SECTION ONE: That Condition "1" of Ordinance 826 be amended
to read as follows:
L.
The applicant is to sign an agreement with the City
of Campbell that the office use of the building shall
be granted for five (5) years commencing with the
completion of the building and the completion or the
building is to be carried out within two (2) years
from final approval of this a:nendrr.ent to Condition "L".

ORDINANCE NO. 826
BEING AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF CAMPBELL ADOPTING PLANS, ELEVATIONS
AND DEVELOPMENT SCHEDULE FOR A PORTION OF THE
PLANNED DEVELOPMENT ZONE AS ESTABLISHED BY
ORDINANCE NO. 797 ADOPTED ON WE 2lST DAY OF
SEPTEMBER,1971. APPLICATION OF JOHN C. VIERHUS,
900 EAST CAMPBELL AVENUE.
The City Council of the City of Campbell does ordain as
follows:
SECTION ONE: That the Zoning Map of the City of Campbell
is hereby changed and amended by adopting the attached "Exhibit A',
entitled "Plans and Elevations", "Exhibit B", entitled "Developme t
Schedule", and "Exhibit C", entitled "Hap of said Property", as
per ~pplication of John C. Vierhus on property located at 900 Eas
Campbell Avenue. Copies of said exhibits are on file in the offi e
of the Planning Departme~t.
Said approval granted subject to the following conditions:
A. Property to be fenced and landscaped as indicated and
as added in "red II on plans. "
B. Landscape plan indicating type of plant material, loca-
tion of hose bibs or sp~inkle!' syste~ and type of fencing to be
submitted for approval of the Planning Director at time of
application for building permit. All planter areas to be enclose
within 4" to 6" raised curbs.
C. Landscaping shall be maintained in accordance with the
approved landscape plan.
D. Faithful performance bond in the amount Œ $3,000 to be
posted to insure landscaping, fencing and striping of parking are
within three (3) months of completion of construction, or appli-
cant may file written agreement to complete landscaping, fencing
and striping of parking area prior to final building department
clearance.
E. Trash container(s) of a size ~nd quantity necessary to
serve the development shall be located in area(s) approved by
the fire department. Unless otherwise noted, enclosure(s) shall
consist of a concrete floor surrounded by a solid wall or fence
and have self-closing doors of a size specified by the fire
department.
F. All parking and driveway areas to be develpped in com-
pliance with Section 21.50.010 of the Campbell Municipal Code.
All parking spaces to be provided wIt}} appropriate curbs or bumpe
guards.

G. Underground utilities to be provided as required by
Section 20.l6.070 of the Campbell Municipal Code.
H. Plans submitted to the building department for plan
check shall indicate clearly the location of all connections fo
underground utilities including, water, sewer, electric, teleph ne
and television cables, etc. .
I. Sign application to be submitted fu accordance with
provisions of the sign ordinance for all signs. No sign to be
installed until application is approved and permit issued by
the building department.
J. Building shall meet all building code requirements for
F-2 occupancy. Exterior openings in east wall shall be protect d
for one-hour construction.

K. Applicant to process and file parcel map for minor
subdivision. (existing'building straddles lot line at
present time).
L. Applicant to sign an agreement with the City that the
office use of the building shall be terminated on or before
January 27, 1976, so as to expire at the same time as the use
of the building approved by Alan Sims on PD 7l-15 for an English
Pub.
The applicant is notified that he shall comply with all applicab e
Codes or Ordinances of the City of Campbell which pertain to
this development and are not herein specified.
