CC Ordinance 1796ORDINANCE NO. 1796 BEING AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF CAMPBELL, APPROVING A PLANNED DEVELOPMENT PERMIT AND CONDITIONS OF APPROVAL, TO ALLOW SUBDIVISION OF 3 LOTS ON PROPERTY KNOWN AS 1253 HARRIET AVENUE, APPLICATION OF GIANCOLA, IN A PD (PLANNED DEVELOPMENT) ZONING DISTRICT, PD 89-22. The City Council of the City of Campbell does ordain as follows: SECTION ONE: That the Zoning Map of the City of Campbell is hereby changed and amended on property known as 1253 Harriet Avenue - APN: 403-10-069 and 072, by adopting the attached Exhibit A, entitled entitled Map of Said Property and Exhibit B, entitled Conditions of Approval, as per the application of Giancola to allow the subdivision of 3 lots, in a Planned Development Zoning District. Copies of Said Exhibits are on file in the Planning Department. SECTION TWO: This Ordinance shall become effective 30 (thirty) days following its passage and adoption and shall be published once within 15 (fifteen) days upon passage and adoption in the San Jose Mercury News, a newspaper of general circulation in the City of Campbell, County of Santa Clara, State of California. ZC 89-09 / PD 89-22 EXHIBIT B SITE ADDRESS: 1253 Harriet APPLICANT: Angie and Cosimo Giancola PC MTG DATE: January 9, 1990 The applicant is hereby notified, as part of this application, that he/she is required to meet the following conditions in accordance with the Ordinances of the City of Campbell and the Laws of the State of California. Additionally, the applicant is hereby notified that he/she is required to comply with all applicable Codes or Ordinances of the City of Campbell and the State of California which pertain to this development and are not herein specified. Public Works Department 1. File and process a parcel map. 2. Pay storm drain fees of $1,022. Planning Department 1. The applicant shall recored a covenant limiting the allowable building area on each of the lots to a maximum of 35 percent of the net lot area. The form of the covenant shall be reviewed and approved by the City Attorney and recorded simultaneously with the filing of the final subdivision map on the subject property. 2. The Planned Development Permit shall allow the subdivision of the subject property into three equal size lots as illustrated on the approved site plan.
