OF THE CITY OIi' CM-'lPBELL, COUNTY OF SANTA
CLARA, STATE OF CALIFORNIA, ACCEPTING THE
AGREEMENT OF RZ-\Y M. MATSUMOTO AND IYlASAO
HAMAMURA FOR DEVELOPMENT OF REAL PROPERTY
'210 CURTNER AVENUE AND AUTHORIZING EXECU-
TION OF AGREEMENTo
WHEREAS, Ray M. Matsumoto and Masao Hamamura has submitted an
agJ:'eement to this City Council for the Development of their real
pr~perty located at 210 Curtner Avenue in accordance with prescribed
cor¡¡;ditions: and,
WHEREAS, in accordance with said prescribed conditions and a~
specified and recited in the agreement and concurrently herewith
Ray M. Matsumoto and Masao Hamamura have submitted Grant Deed(s) of
certain portions of their real property for public street purposes and
related public uses (including public utility easements, public serVlce
ease-..ments, public pedestrian easements, storm sewer easements): and,
NOW, THEREFORE, BE IT AND IT IS HEREBY RESOLVED by this City
Council that said agreement is hereby accepted and that the l~ayor be
and fie is hereby authorized and directed to execute said agreement on
behalf of the City of Campbell: and,
BE IT FURTHER RESOLVED by this City Council that the said Grant
Deed(s) submitted in accordance with said prescribed conditions be and
it is hereby accepted for the purposes for which it is offered.

WE, RAY M. MATSUMOTO and MASAO HAMAMURA, do
hereby grant unto the CITY OF CAMPBELL, a
municipal corporation of the County of Santa
Clara, State of California, for public street
purposes and to become a portion of Curtner
Avenue, all that certain real property situate
within said City and being more particularly
described as follows:
BEGINNING at a point on the center line of Curtner Avenue,
formerly Casey Road, at the northeasterly corner of that certain
parcel of land conveyed to Ray M. Matsumoto and Masao Hamamura,
as tenants in common, by that certain Grant Deed Individual recorded
July 6, 1961 and filed in Book 5220 of Official Records at Page 346
in the office of the County Recorder, County of Santa Clara, State
of California:
THENCE, along said center line North 890441 West 88 feet to
the northwesterly corner of said Matsumoto and Hamamura parcel of
land:
THENCE, South 19° 591 West 31.87 feet along the westerly line
of said Matsumoto and Hamamura parcel of land to its intersection
with a line parallel with and 30.00 feet southerly, measured at a
right angle from said Curtner Avenue center line:
THENCE, South 89° 441 East 88 feet along said parallel line
to its intersection with the easterly line of said Matsumoto and

1.
Property to be fenced and landscaped as indicated and as added
in "red" on plans.
2.
Landscape plan indicatinz type of plant material, location of
hose bibs or sprinkler system and type of fencing to be submitted
for approval of the Planning Director at time of application
for building permit.
3.
Faithful performance bond in the amount of $500 to be posted
to insure landscaping, fencing and stripin~ of parking area
within three (3) months of completion of construction, or
applicant may file written agreement to complete landscaping,
fencing and striping of parking area prior to final building
department clearance.
4.
Landscaping shall be maintained in acccrdance with the apnroved
landscape plan.
The applicant is notified as part of this application that he is ,

Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the building
department.
E.
Applicant to dedicate to 30 foot one-half street right of way on
Curtner Avenue.
F.
Applicant to construct one-half street improvements on Curtner
Avenue.
G.
Applicant to pay storm drainage fee in the amoûnt of $320.
