'C \,.;¡íKs. £Nl1¡jÜl.H¡¡~G Dear Mr. Manley: At your request we have prepared metes and bounds descriptions of lands required for the future widening of Curtner Avenue for the two parcels identified as assessor's parcel numbers 413-18-13 and 413-18-94. The enclosed copies are for your review and use provided they meet your requirements. We must set forth the circumstances and criteria th~se parcel takes are based on. These include a future right-of-way widtl!1 of 60 feet for Curtner Avenue, with 40-feet curb to curb and 5-feet from face of curb to back of sidewalk on each side of the street. In order to avoid en- croachment into the Carrow's Restaurant building and California 6 Motel, it is necessary to use 190-foot centerline radii for the proposed widening which is 10-feet less than the existing. From a traffic en- gineering standpoint, this is not as desirable as one would usually strive for. It will minimize, but certainly will not eliminate, damage and encroachments to other parcels in the widened area. It must also be noted that we have not completed design drawings for this project and therefore have not had the benefit of fully exploring other factors which may presently exist or develop during the course of design, nor has the City reviewed any plans. Our best projection at this time is that the widening can be accomplished within the parameters listed, how~ver, due to external constraints, i.e., Caltrans, City, and property owrtlers, we cannot be assured that the aliginment (and right-of- way take) discussed here will be final.
