Landscape plan indicating type of plant material, location of hose bibs or sprinkler system and type of fencing to be submitted for approval of the Planning Director at time of application for building permit. Application of Martin & Martin Construction Co. for approval of a warehouse building to be located at 1400 Dell Avenue in a CM:B-40 Zone. (See map attached). STAFF RECOMMENDATION: Approval, subject to the attached conditions. STAFF DISCUSSION: The applicant proposes to construct a 23,768 square foot speculative industrial building on a parcel of property containing 88,580.80 square feet. The building materials are indicated as follows: North: Concrete tilt-up with metal overhead doors with one brushed concrete panel on the west end. (The appli- cant has also indicated optional locations of combinations of metal man door and overhead door, glass store front or exterior plywood panel for this elevation as it is a speculative building). East & South: Concrete tilt-up panels, West: Concrete tilt-up with both ends of a brushed concrete finish and three recessed glass doorway entrances. The west and north elevations also indicatean insert of decorative recessed concrete paneling at the top of the various bays or offices. The overall building height is indicated as twenty feet. The required parking for this project is 95 spaces and the applicant has provided 97. The 40% coverage would permit a building of 35,432 square feet and the applicant is proposing 23)768 square feet. The landscaping has been kept to the minimum. The ordinance requires a 25 foot setback to be landscaped and the applicant has provided 26 feet of landscaping area which also includes the entrance to the front offices.
