The Planning staff has reviewed the proposal of Topaz Builders, Inc.
to subdivide lands located at the northwest corner of Hacienda and
San Tomas Aquino Avenues and offer the following comments:
1.
That the proposed commercial development apparently does
not relate to any approved General Plans.
2.
A market analysis might be advisable prior to further
expansion of existing commercial facil ities.
3.
Provisions should be made for buffering between the
residential and the commercial.
4.
A minimum right of way of 30 feet should be dedicated
and improved along the north property 1 ine as, is customarily
done to upgrade existing roadways.
5.
Access to either existing avenues should not be permitted
within 200 feet of intersection.
