Section 9316.1 of the Campbell MU1Jicipal Code reads as follows:
Any approval granted under this section shall expire one year after
the date upon which such app~oval was granted, unless an extension
for such approval is obtained by making written applica~icn for sa¡~~
to the Planning Commission at le~st fift~en (15) days prior to the
expiration date of such approval.
No building permi¡ shall be issued after the expira~ion date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

CONDITIONS OF APPROVAL
Approval, subject ~o the following conditions:

1.
Property to be fenced and landscaped as indicated and as
added in "red" on plans.
2 .
Landscape plan indicating type of plant material, location
of hose bibs or sprinkler system and type of fencing to 'be
submitted for approval of the Planning Director at time of
application for building perIni_to.

faithful performance bond in the amount of $1,000.00 to be
posted to insure landscaping, fencing and striping of parking
area within three (3) months of completion of construction, or
applicant may file written agreCJnent to complete landscaping,
fencing and striping of parking area prior to final building
department clearance. '

Landscaping shall be maintained in accordance with the approved
landscape plan.
5.
An enclosure consisting of a concrete floor surrounded by a
six-foot high solid wall or fence shall be constructed to house
all trash containers in areas approved by fire department. Said
enclosures shall have six-foot self-closing gates.
6.
Provide tHO additional parking spaces for the existing residence,
one of which shall be covered, in an area approved by the Planning
Director or reduce the proposed development by one living unit.
The applicant is notified as part of this application that he
is required to meet the following conditions in accordance with
Ordinances of the City of Campbell.
A.
All parking and driveway areas to be developed in compliance
with Section 9319 of the Campbell Municipal Code.
B.
Underground utilities to be provided as required by Section
9110.6 of the Campbell Municipál Code.
c.
Plans submitted to the building department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and
television cables, etc.
D.
Sign application to be submitted iI! accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the
building department.
E.
Applicant to enter into agreement and post bond for future
street improvements.
F.
Applicant to pay storm drainage area fee in the amount of $385.00.

All that certain parcel of land situate

Beginning at a point on the Northwesterly
line of Phillips Avenue distant thereon S.76°45'W.
89.895 feet from the intersection of the Northwesterly
line of Phillips Avenue with the dividing line between
Lots 7 and 8 of Tract No. 75 Martin Tract Unit No.1
hereinafter referred to; thence along said line of
Phillips Avenue, S.76°45'W. 89.895 feet to the most
Southerly corner of said Lot 7; thence leaving said
line of Phillips-Avenue and running along the line
dividing Lots 6 and 7 of said Tract No. 75 Martin
Tract Unit No.1, N.15°56'W. 242.58 feet to the most
Westerly corner of said Lot 7; thence along the North-
