BEING AN ORDINANCE OF THE CITY COUNCIL
OF THE CITY OF CAMPBELL AMENDING THE
ZONING MAP OF THE CITY OF CAMPBELL BY
ADOPTING PLANS, ELEVATIONS AND DEVELOP-
MENT SCHEDULE FOR A PORTION OF THE
PLANNED DEVELOPMENT ZONE AS ESTABLISHED
BY ORDINANCE No. 455.
"
The City Council of the City of Campbell does ordain as
follows:
SECTION ONE: That the Moreland Neighborhood District Map of
the City of Campbell, being a part of Chapter 3, Article IX of the
Campbell Municipal Code as referred to in the Appendix of said Code,
together with Amendments thereto, is hereby changed and amended.
Said Amendment consisting of Plans, Elevations and Development Schedule
for a portion of the Planned Development Zone as established by
Ordinance No. 455 enacted by the City Council on the 22nd day of June,
1964. Property description of that portion of property to be developed
is described on Page 3 of the attached brochure.
SECTION TWO: That the attached "Exhibit A" entitled Plans
and Elevations and "Exhibit B", entitled "Development Schedule"
(page 5 of the attached brochure), be approved and adopted as a part
of Ordinance No. 455, subject to the follO\ving conditions:
1. Conformance to Section 9126 of the Campbell Municipal Code,
including:
a.
Dedication of half-street for west side of Marathon cul-de-sac.
b.
Full street improvements on Marathon frontage.
10' commercial sidewalk to be constructed on total Hamilton
Avenue frontage.
c.
d.
Storm drainage fee in the amount of $3,700.00.
e.
Two-way driveways on Hamilton Avenue to be a minimum of
30' in width.
2.
Plans for all signs and buildings to be presented for architectural
approval.
Two fire hydrants to be instal1~d - one on the end of Bismark
Drive and one on the west side of Marathon Drive cul-de-sac.

BEGINNING at a harrow tooth set in the center line of Latimer
Avenue distant North 89° 2' East 2658.3 feet from an underground granite
monument set at the point of intersect~ .. of the center line of Latimer
Avenue with the center line of San ~m uino Road and from which harrow
tooth a 2" x 4" witness post set in the t;J::l line of Latimer Avenue bears
North Oo56'West 20 feet and running thence ~orth Oo56'West a distance of
1191.8 feet to a 4" x 4" stake standing in the Northerly line of the
126.97 acre tract conveyed by the Beauchamp Fruit Company to W.S. Richards
and w.C. North by Deed dated January 26, 1889 "'-net being the Southeast
corner of that certain parcel of land conveyed t\alph H. Hyde, et ux,
to Hans N. Hansen by Deed dated June 3, 1922 13nd recorded June 8, 1922 in
Book 553 of Deeds, at page 105; thence on and along the Easterly line of
lands so conveyed to sa id Hansen North n° ".~e~~t'+69. 7 feet to the North-
easterly corner of the parcel of land s ~;nv ed to said Hansen, said
corner being set in the Northerly line cr the 49.30 acre tract, conveyed

EXCEPTING THEREFROM all that portion thereof lying Southerly of the
Northerly line of that certain parcel of land granted to the City of
Campbell, a municipal corporation by deed recorded October 28, 1964 in
Book 6718 of Official Records, page 711 and being more párticularly
described as follows:
BEGINNING at the most Northeasterly corner of that certain parcel
of lAnd designated as Lot 29 in that certain Map entitled, flrpract
No. 2232, Clara1inda, a portion of the Quito Rancho in the City of Camp-
bell, California", which Map was recorded September 23, 1958 in Book 97
of Maps, at pages 51, 52 and 53, Santa Clara County Records; thence
K.89°02'E., 637.00 feet to a point on the Westerly line of that certain
parcel of land conveyed to Robert Kumaki Takata, et aI, by Deed recorded
December 28,1956, in Book 3695 of Official Records, at page 203; thence
N.oo56'W., 120.00 feet along said Westerly line of Takata; thence
S.89°02'W., 637.00 feet to the most Southeasterly corner of that certain
parcel of land designated as Lot 30 upon the aforementioned I'ract
No. 2232; thence S.oo56'E., 120.00 feet along said Easterly line of Tract
No. 2232 to the Point of Beginning and containing 1.7548 acres, more or
less, and being a portion of the Quito Rancho.
