RESOLUTION #1884
BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL RECOMMENDING APPROVAL OF AMENDMENTS
TO EXHIBITS "B" AND "C" OF ORDINANCE 1438 APPROVING
PLANS, ELEVATIONS AND DEVELOPMENT SCHEDULE FOR PLANNED
DEVELOPMENT ZONE ON HAMILTON AVENUE.
WHEREAS notification has be~n given and public hearing has been
held in the manner specified by law on the application of The Meribah
Company.Campbell, a partnership, for approval of proposed amendments
to Exhibit "B" entitled "Development Schedule", and Exhibit IICU,
entitled "Plans and Elevations" of Ordinance '438 which amended the
same exhibits approved as a part of Ordinance #418 establishing a
Planned Development zone on property located on the north side of
East Hamilton Avenue, east of and adjacent to the San Tomas Expressway;
and
WHEREAS after oral presentation by the Acting Secretary, pro-
ponents and opponents, the hearing was closed.
No\'{ BE IT RESOLVED that Exhibit ItB" enti tIed "Development Schedule"
and Exhibit "C" entitled "Plans and Elevations" attached to Ordinance
#438 and made a part thereof, be rescinded; and
BE IT FURTHER RESOLVED: that the following exhibit5~ Exhibit uBII
enti tIed "Deve lopment Schedule" and Exhibit "C" entitled "Plans and
Elevati0ns", copies of which are on file in the Planning Dppartment
be adopted by reference and hereby made a part of the above mentioned
Planned DBvelopment Zoning District as originally adopted by Ordinance
#418, subject to the following conditions;
1. That "Phase B", the 212 unit residential complex located
on the northerly portion of the site be reduced to 192 units
and that said plans be developed within six (6) months of
approval of final plans for architectural approval.
2. Revised plans of the residential complex (Phase B) to be
submitted to the Planning Commission for architectural
approval within six (6) months of Council approval of
plans, elevations and development schedule.
3. That construction of "Phase A", the office complex located
on the southerly portion of the site be started within
sixteen (l6) months after completion of "Phase B".
4. That plans of "Phase A" be submitted to the Planning Commission
for architectural approval, and further consideration of the
number of parking spaces to be required for Phase "A".
S. Applicant to dedicate and construct "square-loop" street on
east side of the San Tomas Expressway.
6. Driveway on Hamilton Avenue frontage to allow ingress to
development only.
7. Excavation permits to be obtained for all driveway cuts.
8. Applicant to pay storm drainage area fee for total acreage
in the amount of $765.00 per acre.
9. Property to be fenced and landscaped as indicated and as
added in "red" on plans.
10. Water mains, fire hydrants, stand pipes, and fire extin-
guishers to be installed according to the Fire Department's
di rections .
BE IT FURTHER RESOLVED that the Planning Commission does hereby
recommend to the City Council of the City of Campbell, that the attached
Ordinance be adopted amending the aforementioned Exhibits to Ordinance
1#438.
