Application of Mr. Jerry Shrum for approval of plans to construct a profes?ional office building on property known as ~56 ELHamilton Avenue in a C-l-S (Neighborhood Commercial) Zoning District. STAFF RECOMMENDATION Approval. subject to the attached conditions. STAFF DISCUSSION The applicant is proposing to construct an 8.968 square foot professional office building on a 20.164 square foot parcel. The proposed structure will cover approximately 44.5 percent of the site. Building materials are indicated as wood paneled walls with wood trim. split face block. and a monray tile and stucco textured roof. The applicant is providing 42 parking spaces (33 regular, 8 compact, and 1 handicapped) resulting in a parking ratio of 1:196 square feet of gross floor area. Staff is of the opinion that 42 spaces should be adequate for this use. The site plan indicates that approximately 19 percent of the site will be landscaped. The Architectural Advisor is of the opinion that the design of the building and overall project is acceptable, but that an increased amount of landscaping would be helpful.
