OF CALIFORNIA, ACCEPTING THE AGREEMENT OF
HASERJIAN BROS. REALTY CO~æANY, A GENERAL
PARTNERSHIP, FOR DEVELOPVillNT OF REAL PROPERTY

AND AUTHORIZING EXECUTION OF AGREEf1EN'I'.
WHEREAS, Haserjian Broso Realty Company has submitted an Agree-
ment to t,hj.s City Council for the development of their real property
located at 423 and 455 East Hamil-ton Avenue in accordance with
prescribed conditions; and,
WHEREAS, in accordance with said prescribed conditions anð as
specified and recited in the Agreement and concurrently herewith
Haserjian Bros. Realty Company has submitted a Grant Deed of certain
portions of ,their real property for public street purposes and
related pubJic uses (including public utility easements, public
service easements, storm sewer easements); and,
NOW, THEREFORE, BE IT AND IT IS HEREBY RESOLVED by this City
Council that said Agreement is hereby accepted and that the Mayor
be and he is hereby authorized and directed to execute said Agree-
ment on behal f of ,the Cit:y of Campbell; and,
BE IT Fm~rrHER RESOINED by this City Council that the said Grant
Deed submitted in accordance with said prescribed conditions be and
it is hereby accepted for the purposes for which it is offered.

1.
Property to be fenced anà landscaped as indicated on an approved
landscape plan.
2.
Landscape plan indicating type of plant material, location of hose
bibs or sprinkler system and type of fencing to be submitted for
approval of the Planning Director at time of application for
building permit. All planter areas to be enclosed within 4" to
611 raised concrete curbs.
3.
Landscaping shall be maintained in accordance with the approved
landscape plan.
4.
Faithful performance bond in the amount of $2,000 to be posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction, or appli-
cant may file written agreement to complete landscaping, fencing
and striping of parking area prior to final building department
clearance.
5.
Trash container(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the fire
department. Unless otherwise noted, enclosure(s) shall consist
of a concrete floor surrounded by a solid wall or fence and have
self-closing doors of a size specified by the fire department.
The applicant is notified as part of this application that he is
required to meet the following conditions in accordance with Ordinances
of the City of Campbell.
A.
All parking and driveway areasto be developed in compliance with
Section 21.50.010 of the Campbell Municipal Code. All parking
spaces to be provided with appropriate curbs or bumper guards.
B.
Underground utilities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.
C.
Plans submitted to the building department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and tele-
vision cables, etc.
D.
Sign appli¿ation to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the building
department.

Thirty inch high parapet wall above roof required on north, east
and west walls.
F.
All roof-mounted equipment to be screened as approved by Planning
Director.
G.
Provide complete automatic sprinkler system for building.
H.
Process and file parcel map.
1.
Dedication to 60 foot one-half street right-of-way on Hamilton
Avenue.
J.
Construction of one-half street improvements on unimproved frontage
of property.
K.
Storm drainage area fee in the amount of $240.00.
L.
Westerly driveway approach to be relocated a minimum of five feet
from property line.
The applicant is notified that he shall comply with all applicable
Codc3 or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
