Gomez, Assistant Civil Engineer SUBJECT: Proposed Development of Lot 17, Tract No. 508, and Lot 17, Tract No. 628, Ramon Torres Development The lots were created by the subdivisions mentioned, and the right of way for Hamilton Avenue dedicated was to 43 feet south of center line. The subdivision's maps were recorded in May of 1948 and May of 1949, respectively. Up until 1964, there were minimal improvements on the Hamilton Avenue frontage. See Sheet 3 of 12, Project No. 64-9, for existing topography at that time. Sheet 6 of 12 of that project shows that the City constructed 30 feet of pavement, an asphalt curb, as asphalt walkway, a storm sewer system and partial sanitary sewer systems at the intersections. In order to develop the property as proposed, I feel that a parcel map is a requirement in order to combine the two properties into one. It will also be required that dedication to the plan line width be made to 60 feet from center line, a l7-foot strip together with 20-radii curves at the returns. Existing utilities are shown on the topography sheet referred to. The existing fire hydrant at midblock will need to be relocated as per the Fire Department and Campbell Water Company. Sanitary sewerage is existing on Hamilton from Carlyn to Milton. It will be necessary to provide for the construction of the public street improvements such as construction of PCC curb and gutter, commercial sidewalk on Carlyn and Milton as well as on Hamilton, driveway approaches, street lighting, street trees, and asphalt pavement from the existing edge of pavement at 30 feet south of center line to 48 feet south. It will also be necessary to remove and relocate the existing storm drainage inlets at the returns at Carlyn and Milton, including the extensions of the laterals. It will be required that the owners enter into the standard agreement for the construction, post the faithful performance bonds and pay the plan examination and construction inspection fee of 3~ percent of the bond amount. The storm drainage area fee can be computed on two bases. One Hundred and Seventy Dollars ($170) per lot or at the rate of $765 per net acreage, whichever is greater. The rendering presented does not take into consideration that the l7-foot strip of land shall have to be dedicated along the Hamilton Avenue frontage. The net developable area after dedication is 0.349I acres or 15,200.43 square feet. Other than an economic consideration, there is no reason to defer the construction of the street improvements. Construction perhaps should be deferred in hopes that the entire area from Eden to west of Carlyn can be impro v e d concurrently at a future date. (k CSG:ls
