BEING A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
CAMPBELL APPROVING A SIGN APPLICA nON (PLN2004-19) FOR
A FREEWAY ORIENTED SIGN FOR PROPERTY OWNED BY LYNN
A. BUZOLICH ET AL LOCATED AT 525 E. HAMILTON AVENUE
IN A C-2-S (GENERAL COMMERCIAL) ZONING DISTRICT.
APPLICATION OF MR. STEPHAN SCHMIDT, ON BEHALF OF THE
BERGMAN COMPANIES. FILE NO. PLN2004-19.
After notification and public hearing, as specified by law, and after presentation by the
Community Development Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the City Council did find as follows with
respect to application PLN2004-19:
1. The applicant has demonstrated that the business operations are dependent upon freeway
identification and that denial of said identification would cause an undue hardship.
2. The maximum sign height of 50' -0" (fifty feet) and area is reasonable for the development.
3. The proposed project is unusually difficult to locate due to its limited visibility due to the
mature landscaping in the CalTrans right-of-way.
4. The applicant has demonstrated that the signage is similar to other similarly situated
businesses in the area.
5. The proposed freeway-oriented sign would best serve the public welfare and is necessary to
provide adequate visibility from Highway 17.
6. The height and sign area are necessary to provide adequate freeway identification for the
proposed use.
7. The proposed sign, as conditioned, is architecturally compatible in design and consistent with
the proposed proj ect.
Based on the foregoing findings of fact, the City Council further finds and concludes that:
1. The uses is of such size and is so located in reference to surrounding uses and the traffic
circulation system that additional signage is warranted.
2. The proposed freeway oriented pylon sign is in keeping with the principles and purposes of
the sign ordinance.
3. The proposed freeway-oriented sign would not be detrimental to the public welfare or
persons in the neighborhood or the City as a whole.

4. The proposed freeway-oriented sign is limited to the identification of the on-site businesses.
NOW, THEREFORE, BE IT RESOLVED that the City Council approves a Sign Application
(PLN2004-19) for a freeway oriented sign for property owned by Lynn A. Buzolich et allocated
at 525 E. Hamilton Avenue in an C-2-S (General Commercial) Zoning District, subject to the
following conditions:
Where approval by the Director of Community Development, City Engineer, Public Works
Director, City Attorney or Fire Department is required, that review shall be for compliance with
all applicable conditions of approval, adopted policies and guidelines, ordinances, laws and
regulations and accepted engineering practices for the item under review. Additionally, the
applicant is hereby notified that he/she is required to comply with all applicable Codes or
Ordinances of the City of Campbell and the State of California that pertain to this development
and are not herein specified.
COMMUNITY DEVELOPMENT DEPARTMENT
Planning Division:
1. Approved Permit: Approval is granted for one freestanding freeway oriented pylon sign at
525 E. Hamilton Avenue. The sign shall substantially conform to the Sign Plan prepared by
The Bergman Companies, dated as received on April 8, 2004 by the Planning Division,
except as may be modified by the Conditions of Approval herein. This freeway-oriented sign
shall be valid only in conjunction with an approved Site and Architectural Review Permit.
2. Revised Plan: Applicant shall submit a revised Sign Package for review and approval by the
Community Development Director, prior to submittal to the Building Division for permits.
Revisions to include reducing the height of the freeway oriented pylon sign to 50'-0" and
requiring the City Logo to be on top.
3. Approval Expiration: The sign approval is valid for a period of one year from the date of
final City Council approval unless an extension is granted prior to the expiration date.
4. Landscaping: The applicant shall submit a landscape plan for review and approval of the
Community Development Director prior to submittal to the Building Division providing for
the installation of foundation plantings at the base of the sign to introduce planting materials
to screen the base and support structures of the sign.
5. Sign Maintenance: The property owner / applicant shall maintain the sign in a state of good
condition. Deterioration of illumination and/or sign materials shall be removed or replaced
within 30 days of notification by the Community Development Director.
6. Sign Modifications: Any text or copy modifications to the approved signs shall require
review and approval by the Community Development Director.
