Please be advised that on January 2, 1980, the Planning Commission
approved your request for a variance to Section 21.50.020(4) of the
Campbell Municipal Code to allow the construction of a garage within
25 feet of the street on property known as 350 W. Hedegard Avenue.
Enclosed is your copy of the approved plan. Please note that this
approval becomes effective on January 14, 1980.

After notification and public hearing as specified by law on the
appl ¡cation of Mr. John T. Hood for approval of a request for a variance
to Section 21.50.020(4) of the Campbell r~unicipal Code to allow the
construction of a garage within 25 feet of the street on property known
as 350 W. Hedegard Avenue in an R-l (Single Family/Low Density Residential)

Department on November 30, 1979, and after presentation by the Planning
Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Commission did
find as follows:

That a hardship exists with the property, and to require
the property owner to COII/p ly wi th the norma 1 25 feet
setback would greatly reduce the open space on this site.
That the Architectural Advisor is of the opinion that
the removal of the existing carport structure will
greatly improve the appearance of the neighborhood.

That the construction of the proposed garage 1016" from the
street property 1 ine wi J 1 not be harmful or detrimental
to the surrounding pro~erties.
The Planning Con~Jission does hereby ap~rove the variance as requested,
sulJject to the fOllowing conditions: .
The Applicant is notified as part of this application that he/she
is required to meet the follo~Jing conditions in accordance with
Ordinances of the City of Campbell and Laws of the State of Cal ifornia.
A.

with Section 21.50 of the Campbell Municipal Code. All parking
spaces to be provided with appropriate concrete curbs or bumper
gua rds .
B.
Underground utilities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.
C.
Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and television
cables, etc.
D.
Obtain an excavation permit and post surety to install a driveway
approach.
