Section 9316.1 of the Campbell ¡.lunicipal Code reads as follows:

for same to the Planning Commission at least fifteen (15) days prior to '

No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided

cant may file a written agreement to complete the landscaping
prior to receiving final Building Department clearance.
Landscaping and fencing plant indicating type of fencing and
plant material to be submitted for approval of the Planning
Director at the time of application for Building Permit.

"5" 67-40. Application of Phillips Petroleum Corporation for approval of
additional pump island, regrading of service station site and addition of
sidewalk and s"!:.reet improvements on Hamilton Avenue, for exis ting st~tion
located at 1595 W. Hamilton Avenue. (Northwest corner of Winchester Blvd.
and Hamilton Avenue. (See Map #3 and applicant's statement attached to
Variance 67 - 8.)
This is one of the older service stations of the "tin box" variety.
It should be replaced at this location with a modern station of a more
sui tab Ie design. It is probable that the granting of the use l'ermi t and
variance for this site will not aid in the harmonious development of the
area as stated in the Campbell Municipal Code.
The history of this station is cited in Variance 67-8.
Staff recommends denial.
If the Variance and Use Permit are approved, Staff recommendJ that
the following conditions be attached to approval of "S" plans:
