Section 21.42.090 of the Campbell Municipal Code reads as follows:
Any approval granted under this section shall expire one year after the
date upon which such approval was granted, unless an extension for such
approval is obtained by making written application for same to the
Planning Commission at least fifteen (15) days prior to the expiration
date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

to meet the following conditions in accordance with Ordinances of the City of
Campbell and Laws of the State of California.

All parking and driveway areas to be developed in compliance
with Section 21.50 of the Campbell Municipal Code. All
parking spaces to be provided with appropriate concrete curbs
or bumper guards.
Underground utilities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.
Plans submitted to the Building Department for plan check shall
indicate clear1y the location of all connections for underground
utilities including water, sewer, electric, telephone and
television cables, etc.
Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the Building
Department. (Section 21.68.070 of the Campbell Municipal Code.)
Ordinance No. 782 of the Campbell Municipal Code stipulates that
any contract for the collection and disposal of refuse, garbage,
wet garbage and rubbish produced within the limits of the city
of Campbell shall be made with Green Valley Disposal Company.
This requirement applies to all single-family dwellings, multiple
apartment units, to all commercial, business, industrial,
manufacturing, and construction establishments.
Trash container(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the Fire
Department. Unless otherwise noted, enclosure(s) shall consist
of a concrete floor surrounded by a solid wall or fence and
have self-closing doors of a size specified by the Fire Department.
All enclosures to be constructed at grade level.
Applicant shall comply with all appropriate State and City require-
ments for the handicapped.
Noise levels for the interior of residential units shall comply
with minimum State (Title 25) and local standards as indicated
in the Noise Element of the Campbell General Plan.

That certain real property situate in the City of Campbell, County
of Santa Clara, State of California, described as follows:
PARCEL ONE:
BEGINNING at the point of intersection of the centerline of Kennedy
Avenue (40 feet wide) with the Eastern line of the ditch and right
of way of the Santa Clara Valley Water Company, said point of begin-
ning also being the Northwesterly corner of that certain parcel of
land described in the Deed from F. P. Jones, et ux, to Ray Buker,
et ux, recorded November 6, 1944 in Book 1233 of Official Records,
page 116, Santa Clara County Records; thence along the Westerly line
of said Parcel of land so conveyed to Buker, et ux, Southerly 110
feet; thence Easterly and parallel with said center line of Kennedy
Avenue, 65 feet; thence Northerly and parallel with said Westerly line
of said Buker parcel of land, 110 feet to a point in the centerline
of Kennedy Avenue; thence Westerly along said last named line, 65 feet
to the point of beginning, and being a part of" Lot 4 of the Subdi-
vision of lands formerly owned by Mrs. M.A. Kennedy in Section 35,
Township 7 South, Range 1 West, M.D.B.& M., a Map of which Subdi-
vision was filed for record in the office of-the Recorder of the
County of Santa Clara, State of California, in Book I of Maps, Page
117.
PARCEL TWO:
BEGINNING at the point of interesection of the center line of Kennedy
Avenue, 40 feet wide, with the Easterly line of the ditch and right

and running along the Westerly bòundary line of said 0.56 acre parcel
of land, being also the Easterly line of the aforementioned ditch and
right of way, S. 0° 23' W. 110.00 feet to the true point of.beginning
of this description; thence continuing along said Westerly line of
the said 0.56 acre parcel of land S. 0° 23' W., 172.216 feet to a
2" x 3" stake, marked D.C. and R. and set at the most Southerly corner
of said 0.56 acre parcel of land, being also the point of intersection
of said Easterly line of the aforementioned ditch and right of way
with the northwesterly line of lands and right of way of the Southerly
Pacifi~ Railroad; thence along said last named line, being also the
Easterly boundary line of the said 0.56 acre parcel of land, N. 31°
