Section 9110.6 of the Campbell Municipal Code.
7. Plans submitted to the building department for plan check
shall indicate clearly the location of all connections for
underground utilities including water, sewer, electric,
telephone and television cables, etc.
8. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and permit issued by the
building department.
9. Fire extinguisher cabinets, water mains and fire hydrants
shall be installed as directed by the fire department.
10. Applicant to obtain consent of adjacent property owner on north
side of Latimer Avenue to offset bulb of cul-de-sac.
11. Applicant to dedicate to 60 foot right-of-way line and

TION FOR A RESIDENTIAL PLANNED DEVELOPMENT
LOCATED AT 540 AND 560 WEST LATIMER AVENUE

The City Council of the City of Campbell does ordain as
follows:

of the Campbell Municipal Code as referred to in the Appendix

SECTION THO: That E):hibit "A", entitled "Plans and Elevations",
Exhibit "B", entitled "Development Schedule", pertaining to the
development of said property, copies of which are on file in the
office of the Planning Department are hereby adopted and made a
part of this zone change, subject to the following conditions:
1. Property to be fenced and landscaped as indicated and as
added in "red" on plans.
2. Landscape plan indicating type of plant material, location
of hose bibs or sprinkler system and type of fencing to be
subm~tted for approval of the Planning Director at time
of application for building permit.
3. Faithful performance bond in the amount of $5,000 to be posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction, or
applicant may file written agreement to complete landscaping,

4. Landscaping shall be maintained in accordance with the

It apparently conforms to Campbell IS General Plan indicating a
residential density range of 15-25 du/na.
There appears to be excessive use of the property for building,
parking and circulation, and 1 ittle useable open space. It is
especially lacking in private enclosed open space for individual
units.
Perhaps the cul-de-sac at the west end of Latimer Avenue might
be enlarged by additional turn radii on the south side. A
curbed tree planter at the center might be attractive and help
make for separated one way traffic in and out of the driveway
paralleling and alongside the expressway.
We would suggest additional buffer area for the row of units
along the eastern side of the property which abut the rear yards
of those lots fronting Llewellyn Avenue.
No covered parking is indicated, and we think it important that
this be adequate.

Gentlemen:
In regards to the tentative subdivision map for the lands
on the southeast corner of Latimer Avenue and the San Tomas
Expressway, we are requesting that the engineers for the de-
veloper contact us concerning rights of ways as it is necess-
ary for us to lay a main through this development to have an
adequate supply and for fire service if needed. There is a
10' water line easement on the west property line that is
occupied by a San Jose Water Works 16" transmission line and
is not available to us.
We recommend that approval of the map be withheld until
easement requirements have been satisfied.

We are in receipt of a tentative map showing a proposed
development of the lands on the southeast comer of Latimer
Avenue and the San Tomas Expressway. This map was sent to us
by the City of Campbell requesting our comment.
We have directed a letter to the City of Campbell
requesting that approval of the map be held up until we have
had a chance to discuss with you our rights of ways needs.
We want to take a main through this development from the south
property line to Latimer Avenue. We CBIUlot use the easement
on the west property line as this is in use and controlled by
the San Jose Water Works. They have a large transmission line
in this easement. Also, any fire requirements needed by the
City of Campbell Fire Department should enter into t}jis discussi:m.
Since we do not want to delay this development, we
suggest that you contact us as soon as possible for the purpose
of discussing the aforementioned matters. Our office is at
555 West Campbell Avenue immediately south of the development.
