PC Res 3406RESOLUTION NO. 3406 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING A SIGN EXCEPTION (PLN2001- 138) TO ALLOW THE INSTALLATION OF ONE ADDITIONAL WALL SIGN (STODDARD'S) ON A BUILDING LOCATED AT 200 E. CAMPBELL AVENUE IN THE C-3-S (CENTRAL COMMERCIAL) ZONING DISTRICT. APPLICATION OF MR. BOB STODDARD, ON BEHALF OF STODDARD'S BREWHOUSE & EATERY. FILE NO. PLN2001-138. After notification and public heating, as specified by law, and after presentation by the Community Development Director, proponents and opponents, the heating was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to application PLN2001-138: 1. The proposed signs are architecturally compatible with the building in terms of style and design. 2. The proposed sizes of the wall signs are proportional to the building frontages of 149 and 220 feet. 3. The business would not be adequately identified with only one wall sign due to the size of the building. Based on the foregoing findings of fact, the Planning Commission further finds and concludes that: 1. The proposed wall signs are consistent with the purposes of the Sign Ordinance by preserving and improving the visual character of the community. 2. The use for which the sign is to be erected would not be adequately identified or easy to locate in comparison to similar uses without exceeding the standards of the Sign Ordinance. 3. The proposed signs will not be detrimental to the public welfare or persons in the neighborhood or the City as a whole and allows for reasonable business identification. Where approval by the Director of Community Development, City Engineer, Public Works Director, City Attorney or Fire Department is required, that review shall be for compliance with all applicable conditions of approval, adopted policies and guidelines, ordinances, laws and regulations and accepted engineering practices for the item under review. Additionally, the applicant is hereby notified that he/she is required to comply with all applicable Codes or Ordinances of the City of Campbell and the State of California that pertain to this development and are not herein specified. Campbell Avenue- Sign Exception- Stoddard's Brewhouse & Eatery Page 2 COMMUNITY DEVELOPMENT DEPARTMENT Planning Division: Approved P!ans: Approval is granted for an exception to the sign regulations to allow one additional wall sign on the building to be located at 200 E. Campbell Avenue. Plans submitted for building permits shall substantially comply with the plans as submitted by the applicant, except as herein modified by the Planning Commission. The total sign area for the sign shall not exceed 28 square feet. Location of Signs: The signs may be mounted above the sill of the second floor as shown on the approved plans, subject to the limitation that future tenants of the building shall comply with the zoning ordinance regarding sign placement. Buildim, Division: Pe__~v_its Required: A building permit application shall be required for the proposed signs. The building permit shall include Electrical/Plumbing/Mechanical fees when such work is part of the permit. Prior to performing any work, the applicant shall make application to, and receive from, the Building Division, all applicable construction permits.
