PC Res 2831RESOLUTION NO. 2831 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING WALL MOUNTED SIGNS AND A MONUMENT SIGN ON PROPERTY LOCATED AT 600 EAST HAMILTON AVENUE, IN A PD (PLANNED DEVELOPMENT) ZONING DISTRICT. APPLICATION OF FRY'S ELECTRONICS, INC. FILE NO. S 92-11 After notification and Public Hearing as specified by law on the application of Fry's Electronics, Inc. approving wall mounted signs and a monument sign on property located at 600 East Hamilton Avenue, in a PD (Planned Development) Zoning District, as per the application filed in the Planning Department on November 12, 1992; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. S 92-11. The proposed size of the signs are reasonable given the limited frontage (less than 150 feet) on an arterial street, and setback distance of 300 feet from the building to the street and is of appropriate scale to reasonably identify the business location. The maximum sign height and area is reasonable for a development exceeding 7 acres and a retail store in excess of 60,000 square feet. o Additional signage in excess of what is permitted in the Sign Ordinance is appropriate for this development due to the site having frontage on two streets and Highway 17. o The additional building mounted sign and proposed sign area will aid in identifying and directing traffic to this site. The site is obscured by its limited frontage on Hamilton Avenue and numerous trees along the freeway right-of-way. Based upon the foregoing findings of fact, the Planning Commission finds and concludes that: The use is of such size and is so located in reference to surrounding uses and the traffic circulation system that additional signage is warranted. The proposed signage is in keeping with the principles and purposes of the Sign Ordinance. Resolution No. 2831 S 92-11 -- 600 E. Hamilton Avenue -- Fry's Electronics, Inc. Adopted on November 24, 1992 Page 2 o The signs would not be detrimental to the public welfare or persons in the neighborhood or the City as a whole. Based upon the above findings, the Planning Commission recommends that the City Council approve the application subject to the following Conditions of Approval: Approved Project: Approval is granted to construct two, 8 foot by 14 foot building mounted signs and one, 15 foot high free-standing sign as depicted on the elevation drawing labelled sheet no. A-2, dated August 17, 1992. The sign locations shall be substantially as shown on the site plan labelled sheet no. A-l, dated August 17, 1992. o Permits: Applicant shall obtain any necessary electrical or building permits. o Sign Illumination: Approval is granted to illuminate the sign letters only. The background area shall not be illuminated. o Directional Signs: The two directional signs are not approved at this time. The applicant may elect to continue the directional sign portion of this application and submit an alternate directional sign proposal or submit a directional sign proposal which conforms to the Sign Ordinance. Sign Colors: The background color shall be tan or off-white to reasonably conform with the colored elevation exhibits submitted with this application. The building shall be repainted to match the background. Further, the applicant is notified as part of this application that he is required to comply with all applicable Codes and Ordinances for the City of Campbell and the State of California which pertain to this development and are not herein specified.
