PC Res 2829RESOLUTION NO. 2829 BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING A SITE AND ARCHITECTURAL REVIEW PERMIT TO ALLOW TWO SINGLE- FAMILY HOMES ON PROPERTY LOCATED AT 1846 A & B REGINA WAY, IN AN R-l-9 (SINGLE-FAMILY RESIDENTIAL) ZONING DISTRICT. APPLICATION OF MR. MIKE PICETTI, FILE NO. S 92-08 After notification and Public Hearing as specified by law on the application of Mr. Mike Picetti for approval of a Site and Architectural Review Permit to allow two single-family homes on property located at 1846 A & B Regina Way, in an R-l-9 (Single-Family Residential) Zoning District, as per the application filed in the Planning Department on October 12, 1992; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows with respect to File No. S 92-08. The proposed dwellings are well designed and are architecturally harmonious with the surrounding area. o The proposed development is developed in compliance with the General Plan designation. o Adequate side and rear yards are provided to allow substantial setbacks to existing dwellings adjacent to the proposed dwellings. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed project is consistent with the General Plan and zoning, and o The proposed project will aid in the harmonious development of the immediate area. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed, subject to the following Conditions of Approval: Resolution No. 2829 S 92-08 -- 1846 A & B Regina Way -- M. Picetti Adopted on November 24, 1992 Page 2 SITE AND ARCHITECTURAL APPROVAL Approved Project: Approval is granted for a Site and Architectural Review Permit to allow two single-family dwellings on property located at 1846 A & B Regina Way. SITE AND BUILDING DESIGN 2. Approved Plans: Approval is granted for two single-family homes of approximately 3,000 square feet. The property is identified as Assessor's Parcel Number 403-12-011. A. Project drawings for the two single-family homes consist of three sheets prepared by the 20th by the Planning Department. Bo Grading and drainage plans attached to the site plans and elevations are not approved with this project. o Fences: Submit a revised fencing plan indicating location and details of fencing to be approved by the Planning Department, prior to issuance of the building permit. BUILDING CODE 4. Building Permits: construction. Obtain all necessary building permits prior to PUBLIC WORKS 5. Parcel Map: Complete the processing of Parcel Map 91-08 and fulfill the conditions of that map. ° Grading and Drainage Plans: Grading and drainage plans are not approved with this project. FIRE DEPARTMENT 7. Fire Code: The house to the rear of the development requires an access road complying with UFC 10.207, or be protected by an automatic fire sprinkler system as defined in NFPA Standard 13.D. Further, the applicant is notified as part of this application that he is required to comply with all applicable Codes and Ordinances for the City of Campbell and the State of California which pertain to this development and are not herein specified.
