PC Res 2801RESOLUTION NO. 2801 CITY OF CAMPBELL PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL, CALIFORNIA, RECOMMENDING APPROVAL OF A TENTATIVE PARCEL MAP TO ALLOW TWO LOTS ON PROPERTY LOCATED AT 346 NORTH CENTRAL AVENUE, IN A R-M-S (MULTI-FAMILY RESIDENTIAL) ZONING DISTRICT. APPLICATION OF MR. CHAN- YONG PAK, PLANNING FILE NO. PM 92-01. After public notification, as specified by law, for the application of Mr. Chan- Yong Pak, for approval of a Tentative Parcel Map to allow the creation of two parcels, on property located at 346 North Central Avenue, in a R-M-S (Multi- Family Residential) Zoning District, as per the application filed in the Planning Department on January 7, 1992; and after presentation by the Planning Director, the Planning Commission did find, with regard to File No. PM 92-01: The proposed map is consistent with the Land Use Element of the General Plan. The proposed density of 8.8 units per gross acre is consistent with the General Plan land use designation of 6-13 units per gross acre and is no greater than would be allowed in the R-M-S (Multi-Family) Zoning District. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed development and uses clearly would result in a more desirable environment and use of land than would be possible under any other zoning classification. o The development and uses would be compatible with the General Plan of the City and will aid in the harmonious development of the immediate area. ge The proposed development would not result in allowing more residential units than would be allowed by other residential Zoning Districts which are consistent with the General Plan designation of the property. Planning Commission Resolution No. 2801 May 12, 1992 Pal~e 2 The proposed development would not be detrimental to the health, safety or welfare of the neighborhood or the City as a whole. This Tentative Parcel Map, together with the provisions for its design and improvement, is consistent with the General Plan of the City of Campbell.
