PC Res 2799RESOLUTION NO. 2799 CITY OF CAMPBELL PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL, CALIFORNIA RECOMMENDING APPROVAL OF A ZONE CHANGE FROM R=M-S (MULTI-FAMILY RESIDENTIAL) TO PD (PLANNED DEVELOPMENT), ON PROPERTY LOCATED AT 346 NORTH CENTRAL AVENUE, IN A R-M-S (MULTI-FAMILY RESIDENTIAL) ZONING DISTRICT. APPLICATION OF MR. CHAN- YONG PAK, PLANNING FILE NO. ZC 92-02. After notification and public hearing as specified by law on the proposed amendments to the Zoning Map of the City of Campbell, and after presentation by the Planning Director, proponents and opponents, the Planning Commission did determine that the change as shown in the attached Exhibit A should be made to the Zoning Map based upon the following findings for bile No. ZC 92-02: The proposed Zone Change is consistent with the Land Use Element of the General Plan. The proposed density of 8.8 units per gross acre is consistent with the General Plan land use designation of 6-13 units per gross acre and is no greater than would be allowed in the R-M-S (Multi-Family) Zoning District. Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed development and uses clearly would result in a more desirable environment and use of land than would be possible under any other zoning classification. o The development and uses would be compatible with the General Plan of the City and will aid in the harmonious development of the immediate area. ge' The proposed development would not result in allowing more residential units than would be allowed by other residential Zoning Districts which are consistent with the General Plan designation of the Planning Commission Resolution No. 2799 May 12, 1992 Pal~ 2 property. The proposed development would not be detrimental to the health, safety or welfare of the neighborhood or the City as a whole. The Planning Commission of the City of Campbell recommends that the City Council enact the attached Ordinance making effective the recommended changes to the Zoning Map.
