CITY OF CAMPBELL
BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF CAMPBELL, RECOMMENDING AN EXTENSION OF A
PREVIOUSLY APPROVED TENTATIVE SUBDIVISION MAP TO
ALLOW THE CREATION OF SIX LOTS ON PROPERTY LOCATED AT
987 AND 1113 CROCKETT AVENUE AND 1345 WESTMONT
AVENUE IN AN R-l-6 (SINGLE-FAMILY RESIDENTIAL/LOW
DENSITY RESIDENTIAL) ZONING DISTRICT. FILE NO. R 92-03 (TS
89-07), LANDS OF HODGIN, APN: 403-10-069, 72
After notification and Public Hearing as specified by law on the application for
an extension of a previously approved Tentative Subdivision Map as
referenced in the above heading; as per the application filed in the Planning
Department on February 7, 1992; and, after presentation by the Planning
Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows, with respect to File No. R 92-03 (TS 89-07):
The proposed subdivision density of 4.1 units per gross acre is
consistent with the Low Density Residential land use
designation of the General Plan.
The proposed map is consistent with the development standards
for an R-l-6 (Single Family Residential) Zoning District, and
There are no changes to the Tentative Subdivision Map
proposed by the applicant since the previous approval.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:
The proposed subdivision is consistent with the General Plan.
The proposed subdivision improves the balance between the
housing needs of the region and the service needs of its
residents.
The site is physically suitable for the proposed density and type
of development.

Based upon the above findings, the Planning Commission does hereby
recommend approval of this map to the City Council, subject to the
Conditions of Approval attached hereto, as Exhibit A.

CONDITIONS OF APPROVAL FOR FILE NO. R 92-03 (TS 89-07)

The applicant is notified, as part of this application, that he is required to
comply with all applicable Codes and/or Ordinances of the City of Campbell
and the State of California which pertain to this development and are not
herein specified.

Street Improvements: Install standard street improvements on
Westmont and Crockett Avenues, and the new cul-de-sac as directed by
the City Engineer. (Improvements on Westmont Avenue to be
installed pending ownership transfer of land from Santa Clara Valley
Water District to the City of Campbell. Improvements to be installed
for a 30 foot half street at this time, with the additional 15 foot strip of
land reserved for possible future street purposes.)
Street Names: Obtain approval from the Civic Improvement
Commission and the County Communications Office for the proposed
street name of the new cul-de-sac.
Tract Map: File and process a final tract map.
Grading and Drainage Plans: Provide 5 sets of grading and drainage
plans.
Dedication: Dedicate additional right-of-way for proposed cul-de-sac.
Sewers: Installation of a sanitary sewerage system to serve all lots
within the subdivision in conformance with the proposed plans of the
County of Santa Clara Sanitation District No. 4. Sanitary sewerage
service to be provided by said District No. 4.
Water Service: Installation of a water distribution system to serve all
lots within the subdivision in conformance with the plans of the San
Jose Water Company. Water service to be provided by said water
company. Fire hydrants and appurtenances shall be provided by the
applicant and installed at the locations specified by the Fire Chief, Fire
Department, City of Campbell. Fire hydrant installation permit shall be
obtained from the Fire Department prior to installation of fire
hydrants.

Subdivision Map Act: Compliance with the provisions of Title 20,
Subdivisions of the Campbell Municipal Code.
9. Storm Drain Fee: Subdivider to pay Storm Drainage Area Fee.

Surety: Subdivider shall install street improvements and post surety to
guarantee the work.
11.
Dedications: Dedicate additional right-of-way to widen Crockett
Avenue to thirty (30) feet from center line.
12.
Grading/Drainage Plan: Provide a grading and drainage plan for the
review and approval of the City Engineer.
13.
Encroachment Permit: Obtain an encroachment permit and pay fees
and deposit for all work in the public right-of-way.

Pork Land~ Dedication: Applicant shall pay a fee in lieu of dedication
of land for parks in accordance with the fee schedule in effect at the
time the Final Map is approved.
15.
Tree Report: Applicant to submit a tree inventory and protection
report prepared by a licensed arborist to ensure protection of retained
mature trees.
16.
Removal of Structures: Prior to final map approval, all structures to be
removed and all non-conforming uses of property to cease prior to
recordation of final map.
17.
Site and Architectural Review: The applicant shall submit final site
plans indicating on-site and on-street parking, fencing and street tree
landscaping along the west property line to the Site and Architectural
Committee for approval.
18.
Tentative Subdivision Map Expiration: The Tentative Subdivision
Map approval shall expire on March 20, 1994.
