BEING A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF CAMPBELL, CALIFORNIA, RECOMMENDING
APPROVAL OF A REINSTATEMENT OF A PREVIOUSLY
APPROVED PLANNED DEVELOPMENT PERMIT, PLANS,
ELEVATIONS, REVISED DEVELOPMENT SCHEDULE, AND
CONDITIONS OF APPROVAL TO ALLOW CONSTRUCTION OF
THREE TOWNHOMES ON PROPERTY LOCATED AT 548 WEST
HACIENDA AVENUE, IN A PD (PLANNED DEVELOPMENT)
ZONING DISTRICT. APPLICATION OF MR. RUSS ALESHI, FILE
NO. R 91-03 (PD 89-15).
After notification and Public Hearing as specified by law on the application of
Mr. Russ Aleshi, for approval of a Reinstatement of a Planned Development,
plans, elevations, and development schedule to allow construction of three
townhomes, on property located at 548 West Hacienda Avenue, in a PD
(Planned Development) Zoning District; and, after presentation by the
Planning Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows with regard to File No. R 91-03:
There have been no changes in the General Plan for this area since
the City Council's approval.
The project remains consistent with the General Plan designation
of Low/Medium Density Residential.
Approval of Planned Development Permit is valid one year from
the date of approval.
Current permit to install street improvements valid until
November 1, 1992.
5. Tentative Parcel Map valid until August 8, 1992.
Based upon the foregoing findings of fact, the Planning Commission
further finds and concludes that:
The proposed development and usesly clearly would result in a
more desirable environment and use of land than would be
possible under any other zoning classification.
2. The development and uses would be compatible with the General
Resolution No. 2756

Plan of the City and will aid in the harmonious development of
the immediate area.
The proposed development would not be detrimental to the
health, safety or welfare of the neighborhood or the City as a whole.
The project is exempt from the California Environmental Quality
Act.
Based upon the above findings, the Planning Commission recommends
approval of the Reinstatement of the plans, elevations, revised development
schedule, and conditions of approval as presented; and, further recommends
that the City Council approve the reinstatement for the Planned
Development Permit and enact the attached Resolution adopting said plans,
elevations, revised development schedule, and conditions of approval for
that portion of the above-referenced Planned Development District.
