BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL
APPROVING A SITE AND ARCHITECTURAL
APPLICATION ALLOWING THE MOVE-ON OF A SINGLE-FAMILY
RESIDENCE LOCATED AT 1145 HAZELWOOD AVENUE, IN A R-1-6
(SINGLE-FAMILY RESIDENTIAL) ZONING DISTRICT, APPLICATION OF
MS. BARBARA DIAZ, FILE NO. S 91-06
After notification and Public Hearing as specified by law on the application of
Ms. Barbara Diaz for approval of plans and elevations to allow a move-on of a
single-family residence, on property located at 1145 Hazelwood Avenue, in a
R-l-6 (Single-Family Residential) Zoning District; and, after presentation by
the Planning Director, proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission,
City of Campbell, fi~ds as follows with regard to the
proposed File No. S 91-06:
The Planning Commission, City of Campbell, finds as follows with regard to
the
proposed File No. S 91-06:
The General Plan allows a density range of 6 dwelling units per gross
acre on the subject site.
2. The proposal will result in a density of 2.9 dewelling units per gross acre.
3. The parking provided meets the code requirements.
The project is single story which minimizes impacts on neighboring
properties.
Based upon the foregoing findings of fact, the Planning Commission further
finds
and concludes that:
The proposed project, subject to the conditions imposed, will be
consistent with the General Plan; and,
The proposed project, subject to the required conditions, will aid in the
harmonious development of the immediate area.

Based upon the above findings, the Planning Commission does hereby grant
the requested proposal, subject to the following Conditions of Approval:
SITE AND BUILDING DESIGN
1. Approved Project: This approval is for a Site and Architectural Permit
located on a 14,840 square foot site identified as Assessor's Parcel
Number 406-02-036. Development shall be substantially as shown on
the project materials listed below, except as may be modified by
conditions contained herein:

plan dated April 21, 1991.
STREET/SITE IMPROVEMENTS
2. Parking and Driveways: All parking and driveway areas to be developed
in compliance with Chapter 21.50 of the Campbell Municipal code. All
parking spaces to be provided with appropriate concrete curbs or bumper
guards. (Planning)
PROPERTY MANAGEMENT/UTILITIES
3. Property Maintenance: The applicant is hereby notified that the property
is to be maintained free of any combustible trash, debris and weeds, until
the time that actual construction commences. All existing structures
shall be secured by having windows boarded up and doors sealed shut, or
be demolished or removed from the property. Section 11.201 & 11.414,
1985 Ed. Uniform Fire Code. (Fire Department)
Garbage Collection: Ordinance No. 782 of the Campbell Municipal Code
stipulates that any contract for the collection and disposal of refuse,
garbage, wet garbage and rubbish produced within the limits of the City
of Campbell shall be made with Green Valley Disposal Company. This
requirement applies to all single-family dwellings, multiple apartment
units, to all commercial, business, industrial, manufacturing, and
construction establishments. (Fire Department)
PUBLIC SAFETY/WELFARE
5. Underground Utilities: Underground utilities to be provided as required
by Section 20.36.150 of the Campbell Municipal Code. (Public Works)

BUILDING DEPARTMENT
6. Buildings or structures moved into or within the jurisdiction shall
comply with the provisions of the Uniform Building Code for new
buildings or structures. Section 104 (e) of the Uniform Building Code.
Provide wet-set post bases in minimum 16" x 16" poured piers,
minimum 8" in natural soil.
Provide minimum 5/8" x 12 anchor bolts in perimeter foundation,
maximum 4' 0" o/c. Title 24.
PUBLIC WORKS
9. Pay storm drain area fee of $460.00.
10. Provide 3 sets of grading and drainage plans for review by City Engineer.
11. Execute an agreement to install future street improvements.

Approval is effective ten days after decision of approval of the Planning
Commission, unless an appeal is filed.
