PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL
APPROVING A USE PERMIT ALLOWING THE
ESTABLISHMENT OF A 1,370 SQUARE FOOT
MARTIAL ARTS STUDIO, ON PROPERTY
LOCATED AT 152 NORTH SAN TOMAS AQUINO
ROAD, IN A C-2-S (GENERAL COMMERCIAL)
ZONING DISTRICT. (APPLICATION OF MR.
JUNG WOO SUH, UP 91-07).
After notification and public hearing as specified by law on the
application of Mr. Jung Woo Suh for a Use Permit on property located at
152 North San Tomas Aquino Road in a C-2-S (General Commercial) Zoning
District, as per the application filed in the Planning Department on
March 11, 1991; and, after presentation by the Planning Director,
proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follows:
The proposed martial arts studio is an appropriate use in this
Zoning District which permits general commercial development.
The existing parking will be adequate to serve the
development.
The proposed project is exempt from the California
Environmental Quality Act.
Based upon the foregoing findings of fact, the Planning Commission
further finds and concludes that:
The establishment, maintenance, or operation of the use
applied for will not be detrimental to the public health,
safety, peace, morals, comfort or general welfare of persons
residing or working in the neighborhood of such proposed use,
or be detrimental or injurious to property and improvements in
the neighborhood or to the general welfare of the City.
The proposed site is adequate in size and shape to accommodate
the yards, wall, fences, parking and loading facilities,
landscaping and other development features required in order
to integrate said use with uses in the surrounding area.
The proposed is adequately served by streets of sufficient
capacity to carry the king and quantity of traffic such use
would generate.

4. The proposed use is compatible with the uses in the area.
Based on the above findings, the Planning Commission does hereby grant
the requested Use Permit, subject to the following conditions:
Approved Project: This approval is for a martial arts studio
located on a 1,370 square foot site at the San Tomas Plaza,
152 San Tomas Aquino Road, identified as Assessor's Parcel
Number 307-50-064. Development shall be substantially as
stated in the applicant's Description of Project, received
March 19, 1991. Modifications to the use as a martial arts
studio shall be approved by the Planning Director. (Planning)
Signs: Sign application to be submitted in accordance with
provisions of the Sign Ordinance for all signs. No sign shall
be installed until an application is approved, and permit
issued by Planning and Building Departments (Section 21.53 of
the Campbell Municipal Code). (Planning)
Tenant Improvements: Plans indicating tenant improvements to
be submitted to the Building Department and approved by the
Building Official prior to the issuance of a building permit.
Plans submitted to the Building Department for plan check
shall comply with all appropriate building codes. (Building)
The applicant is notified as part of this application that he/she is
required to comply with all applicable Codes and/or Ordinances of the
City of Campbell and the State of California which pertain to this
development and are not herein specified.
