BEING A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF CAMPBELL
APPROVING A SITE AND ARCHITECTURAL
APPLICATION ALLOWING AN ADDITION TO AN
EXISTING TWO-FAMILY DWELLING LOCATED AT 940-
942 MICHAEL DRIVE, IN AN R-3-S (MULTI-FAMILY
RESIDENTIAL) ZONING DISTRICT. APPLICATION OF
MR. PHILIP INDOVINA, S 91-03.
After notification and public hearing as specified by law on the application of
Mr. Philip Indovina for approval of plans and elevations to allow an addition
to an existing two-family dwelling on property located at 940-942 Michael
Drive, in an R-3-S (Multi-Family Residential) Zoning District; and, after
presentation by the Planning Director, proponents and opponents, the
hearing was closed.
After due consideration of all evidence presented, the Planning Commission
did find as follows:
Conversion of the existing residential unit to a storage area is
designed to retain the residential character of the building.
The proposed project is exempt from the California Environmental
Quality Act.
Based upon the foregoing findings of fact, the Planning Commission further
finds and concludes that:
The proposed project, subject to the conditions imposed, will be
consistent with the General Plan.

The proposed project, subject to the required conditions, will aid in the
harmonious development of the immediate area.
Based upon the above findings, the Planning Commission does hereby grant
the requested development, subject to the following Conditions of Approval:
Approved Project
This approval is for a 840 sq. ft. addition to a two-family dwelling
located on a 9,570 sq. ft. site identified as Assessor's Parcel Number 412-
10-35. Development shall be substantially as shown on the drawings
listed below, except as modified by conditions contained herein:

Fencing
A fencing plan indicating location and design details of fencing to be
submitted to the Planning Department and approved by the Planning
Director prior to issuance of a building permit.

One Hour Separation
Provide modified one (1) hour separation between storage area with
garage door and adjacent living and storage area. (5/8" x 6 YP on
garage-side wall, 13/8" solid core doors with self closures and gaskets).

Post Bases
Provide wet-set post bases at interior piers for a positive connection.
(UBC 2516m).

Energy Calculations
Energy calculations are required to determine minimum heat loss.
(Title 24).
Grading and Drainage Plans
Submit three copies of on-site grading and drainage plans for approval
by the City Engineer.
Approval is effective ten days after decision of approval of the Planning
commission, unless an appeal is filed.
