(LIGHT-I]~3STRIAL) ZONING DISTRICT APPLICATION OF MR.
JOHN CALHOUN R 91-01 (S 89-12).
After notification and public hearing as specified by law on the
application of Mr. Jc~n Calhoun for reinsta~ of previously approved
plans and elevations to allow the construction of a warehouse build/rig
on property located at 808 McGlincey Trane, in a M-1-S (Light-Industrial)
Zoning District; and, after presentation by the Planning Director,
proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follc~s:
1. Rhere have been no changes in the General Plan and Zoning in this
area since the Planning Commission approval.
2. Approval of a Site and Arc/%i~l Review Permit is valid for one
year fr~n the date of approval.
3. Small commercial buildings area exempt from the California
Environmental Quality Act.
Based upon the foregoing findings of fact, the Planning Commission
concludes that:
1. The proposed project will be consistent with the General Plan and
2. The project is exempt form the California Environmental Quality Act.
Based on the above findings, the Planning Cum, mission does hereby grant a
reinstatement of S 89-12.
Section 21.42.100 of the Campbell Municipal Code provides that any
approval granted under this Section shall expire one year after the date
upon which such approval was granted, unless an extension or
reinstatement is approved.
Approval is effective ten days after decision of approval of the
Planning C~,..t,~ssion, unless an appeal is filed.

The applicant is hereby notified, as part of this application, that he is required
to meet the following conditions in accordance with the Ordnances of the City
of Campbell and the Laws of the State of California. Additionally, the
applicant is hereby notified that he is required to comply with all applicable
Codes or Ordinances of the City of Campbell and the State of California which
pertain to this development and are not herein specified.
Compliance with all conditions of approval shall be demonstrated prior to
issuance of building permits for the project unless otherwise noted.
1. Approved Project
This approval is for a 3,150 square foot office/warehouse located at 808
McGlincey Lane identified as Assessor's Parcel Number 412-36-37.
Development shall be substantially as shown on the project material
listed below, except as may be modified by conditions contained herein:

Project drawings for Calhoun Brothers prepared by Morelan
Assodates, Inc. consisting of three sheets, dated 10-27-89.
2. Landscape Plan
The landscape plan dated 10/27/89 shall be modified to comply with
the City's Water Efficient Landscape Standards (WELS). A WELS
checklist shall be submitted with the final landscape plan for review
and approval of the Planning Department.
3. Fencing
Fencing plan indicating location and design details of fencing to be
submitted to the Planning Department and approved by the Planning
Director prior to the issuance of a building permit.
4. Bond - Landscaping/Fencing/Stripin_e
Applicant to either (1) post a faithful performance bond in the amount
of $2,500 to insure landscaping, fencing and striping of parking areas
within 3 months of completion of construction; or (2) file written
agreement to complete landscaping, fencing and striping of parking

areas. Bond or agreement to be filed with the Planning Department
prior to application for a building permit.
Utility Screening
Applicant to submit a plan to the Planning Department, prior to
installation of PG&E utility (transformer) boxes, indicating the location
of the boxes and screening (if boxes are above ground) for approval of
the Planning Director.
Property Use
Applicant to submit a letter to the Planning Department, satisfactory to
the City Attorney, prior to application for building permit, limiting the
use of the property as follows: 1,070 sq. ft. office and 2,080 sq. ft.
warehouse use.
Mechanical Equipment/Utility Screenings
All mechanical equipment on roofs and all utility meters to be
screened as approved by the Planning Director.
Building Occupancy
Building occupancy will not be allowed until public improvements are
installed.
Parking/Driveway Areas
All parking and driveway areas to be developed in compliance with
chapter 21.50 of the Campbell Municipal Code. All parking spaces to be
provided with appropriate concrete curbs or bumper guards.
Utilities
Underground utilities to be provided as required by Section
20.36.150 of the Campbell Munidpal Code.
Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and
television cables, ect.

11. Signing
Sign application to be submitted in accordance with provisions of the
Sign Ordinance for all signs. No sign shall be installed until
application is approved and permit issued by Planning and Building
Departments (Section 21.53 of the Campbell Municipal Code).
12. Garbage Collection
Ordinance No. 782 of the Campbell Municipal Code stipulates that any
contract for the collection and disposal of refuse, garbage and rubbish
produced within the limits of the City of Campbell shall be made with
Green Valley Disposal Company. This requirement applies to all single
family dwellings, multiple apartment units, to all commercial,
business, industrial, manufacturing and construction establishments.
13. Trash Containers/Enclosures
Trash container(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the Fire
Department. Unless otherwise noted, enclosure(s) shall consist of
doors of a size specified by the Fire Department. All enclosures to be
constructed at grade level and have a level area adjacent to the trash
enclosure area service these containers.
14. Handicapped Requirements
Applicant shall comply with all appropriate State and City
requirements for the handicapped.
15. Property Security_/Maintenance
The applicant is hereby notified that the property is to be maintained
free of any combustible trash, debris and weeds, until the time that
actual construction commences. All existing structures shall be secured
by having windows boarded up and doors sealed shut, or be
demolished or removed from the property. Section 11.201 & 11.414,
1979 Ed. Uniform Fire Code.
Building Department
1. Retaining Walls
Retaining wall at property lines are limited to a height of 15 inches if
constructed of wood.

2. One Hour Wall
Maintain one hour fire resistive walls with 30" parapets on south and
east walls.
3. Uniform Building Code
Comply with 1985 Uniform Building Code and Title 24 requirements.
Public Works Der~artment
1. Obtain an excavation permit, pay fees and post surety to relocate
driveway, construct sidewalk and any other work in the public right of
way as required by the City Engineer.
Fire Department
1. South and West external wall within 10 feet of property line shall be
provided with parapets. U.B.C. 1710.
