PC Res 2729RESOLUTION NO. 2729 PLANNING COMMISSION CITY OF CAMPBELL BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL, CALIFORNIA, APPROVING THE REMODEL OF AN EXISTING SHOPPING CENTER, LOCATED AT 2395-2505 SOUTH WINCHESTER BOULEVARD; AND THE REMODEL OF AN EXISTING SHOPPING CENTER AND THE CONSTRUCTION OF A NEW SAFEWAY STORE, LOCATED AT 2341-2391 SOUTH WINCHESTER BOULEVARD, IN A C-2-S (GENERAL COMMERCIAL) ZONING DISTRICT. APPLICATIONS OF MR. EDDY SHEN, ON BEHALF OF LRS ASSOCIATES - S 90-12; AND MR. JOHN MCNULTY, ON BEHALF OF MBH ARCHITECTS - S 90-11. After notification and Public Hearing as specified by law on the applications of Mr. Eddy Shen, on behalf of LRS Associates, and Mr. John McNulty, on behalf of MBH Architects, for approval of plans and elevations to allow the remodel of an existing shopping center, located at 2395-2505 South Winchester Boulevard, and construction of a new Safeway store, located at 2341-2391 South Winchester Boulevard, in a C-2-S (General Commercial) Zoning District; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows, with respect to S 90-11 and S 90-12: me The proposals are consistent with the General Plan and Zoning District which permits commercial land uses. The proposals meet the General Commercial zoning district requirement for 10% landscape area with a continuous landscape treatment along public street frontages. The proposal meets the parking requirements of the zoning ordinance. The application coordinates the architectural and landscape treatment for the shopping center; and The proposed project is of an appropriate scale and design and is compatible with the existing commercial and residential development in the area. Planning Commission Resolution No. 2729 Page 2 Based upon the foregoing findings of fact, the Planning Commission further finds and concludes that: The proposed project, subject to the conditions imposed, is consistent with the General Plan. The proposed project, subject to the conditions imposed is consistent with the General Commercial zoning ordinance requirements relating to parking, and landscaping standards. The proposed project will aid in the harmonious development of the immediate area. The proposal complies with the purpose of the Site and Architectural Review Area to enhance the character and integrity of the surrounding neighborhood; and So The conditions relating to traffic will mitigate any traffic impacts from the additional building area. Based upon the above findings, the Planning Commission does hereby grant the requested development, subject to the attached conditions, entitled Exhibit A. Section 21.42.100 of the Campbell Municipal Code provides that any approval granted under this section shall expire one year after the date upon which such approval was granted, unless an extension or reinstatement is approved. Approval is effective ten (10) days after decision of approval of the Planning Commission, unless an appeal is filed.
