PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL DENYING A SITE AND
ARCHITECTURAL APPLICATION ALLOWING THE
MOVE-ON OF TWO SINGLE-FAMILY RESIDENCES ON PROPERTY
LOCATED AT 50 CATALPA LANE, IN AN R-l-6 (SINGLE-FAMILY
RESIDENTIAL) ZONING DISTRICT. APPLICATION OF MR. JAY
SHEMIRANI S 90-09.
After notification and public hearing as specified by law on the
application of Mr. Jay Shemirani for denial of plans and elevations to
allow the move-on of two single-family residences on property located at
50 Catalpa Lane, in an R-l-6 (Single-Family Residential) Zoning District;
and, after presentation by the Planning Director, proponents and
opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follows, with regard to proposed project number S
90-09:
Architectural Style: The proposed move-on residence area an
architectural style which does not blend well to the existing
neighborhood.
Massing: The appearance and massing of these structures and
their placement on parcels smaller than the predominant lot
sizes in this neighborhood will establish a different
development pattern.
Scale: The proposed project is not an appropriate scale in
relationship to the established residential pattern in this
neighborhood.
Based upon the foregoing findings of fact, the Planning Commission
further finds and concludes that the facts fail to demonstrate that:
The proposed project is consistent with the Land use Element
of the General Plan, which encourages the protection and
enhancement of residential neighborhoods and recognizes
distinct character of neighborhoods.
The proposed project, will aid in the harmonious development
of the immediate areas.
Based on the above findings, the Planning Commission does hereby deny the
request to move-on two single-family homes.
Denial is effective ten (10) days after decision of denial of the
Planning Commission, unless an appeal is filed in the City Clerk's
office.
