PC Res 2703RESOLUTION NO. 2703 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A ZONE CHANGE FROM R-i-10 (SINGLE-FAMILY RESIDENTIAL) TO PD (PLANNED DEVELOPMENT) FOR PROPERTY LOCATED AT 1265 AND 1271 BURROWS ROAD AS SHOWN ON THE ATTACHED EXHIBIT (APPLICATION OF MR. KURT ANDERSON; ZC 90-08). After notification and public hearing as specified by law on the proposed amendments to the Zoning Map of the City of Campbell, and after presentation by the Planning Director, proponents and opponents, the Planning Commission did determine that the change as shown in the attached Exhibit A should be made to the Zoning Map based on the following findings: The proposed Zone Change and Planned Development Permit are consistent with the Land use Element of the General Plan. The project massing and design is consistent with other developments in the surrounding area and promotes a low-density, rural character, as required by the development policies for the San Tomas Area. The proposed density is no greater than would be allowed in a conventional R-l-8 (Single-Family) Zoning District. The subdivision is designed to minimize traffic and access impacts upon the adjoining street system. The subject property is located on the corner of arterial and collector streets and across from an existing shopping center. Based upon the foregoing findings of fact the Planning Commission further finds and concludes as follows: The proposed development and uses result in a more desirable environment and use of the land than would be possible under any other zoning classification. The development and uses are compatible with the General Plan of the City and will aid in the harmonious development of the immediate area. The proposed zoning is consistent with the Land Use Element of the General Plan. The proposed zoning is compatible with the surrounding zoning and land uses. Page Two Resolution No. 2703 ZC 90-08 - 1265 and 1271 Burrows Road Se The proposed zoning will not be detrimental to the health, safety, peace, morals, comfort or general welfare of persons residing or working in the neighborhood, or be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the City. The Planning Commission of the City of Campbell recommends that the City Council enact the Ordinance attached hereto making effective the recommended changes to the Zoning Map.
