DEVELOPMENT) ZONING DISTRICT. APPLICATION OF MR. JOE
PUCCI, PD 90-05.
After notification and Public Hearing as specified by law on the
application of Mr. Joe Pucci, for approval of a Planned Development
Permit, plans, elevations, and development schedule to allow the
Construction of a second single-family dwelling unit and an addition to

East Rincon Avenue, in a PD (Planned Development) Zoning District; and,

the hearing was closed.
After due consideration of all evidence presented, the Planning

The proposal will result in a density of 9.5 dwelling units per
gross acre;
The proposed parking meets the requirements of the Parking
Ordinance;
®
Retention of the existing unit preserves the historic appearance
of the Rincon Avenue streetscape.
The proposed development would clearly result in a more desirable
environment and use of land than would be possible under any
other zoning classifications.
The proposed development would be compatible with the General
Plan of the City, and will aid in the harmonious development of
the immediate area;
The proposed development will result in allowing more residential
units than would be allowed by other residenti&l zoning districts
which are consistent with the General Plan designation of the
property;
The propose~ development would not be detrimental to the health,
