APPLICATION AIJOWINGTHE~CATION OF A RETAIL BUILDING
PAD TO AN EXISTING SHOPPING CENTER ON PROPERTY LOCATED
AT 1650-1800 SOUTH BASCOM AVENUE (APN
288-11-1,2,3,4,5,56) IN A C-2-S (GENERAL CONNRRCIAL)
ZONING DISTRICT. APPLICATION OF NR. DEKE HUNTER. FIr~
NO. M 90-16.
After notification and public hearing as specified by law on the
application of Mr. Deke Hunter for approval to modifications to a
previously approved Site and Architectural Application, including
revised plans and elevations to allow the relocation of a retail
building pad, on property located at 1650-1800 South Bascom Avenue (APN
288-11-1,2,3,4,5,56) in a C-2-S (General Commercial) Zoning District;
and, after presentation by the Planning Director, proponents and
opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follows:
The proposed project modifications would allow a similar project to
that approved by the Planning Commission at its June 12, 1990,
meeting.
The revised proposal presents a less intensive project from a square
footage and parking standpoint than that previously approved by the
Planning Commission.
Based on the above findings, the Planning Commission does hereby grant
the requested development, subject to the attached conditions:
All conditions of Planning Commission Resolution No. 2674 are
incorporated as a part of this approval. The approval is granted
based upon the revised site plan, dated July 1, 1990, and elevation
plan, dated August 1, 1990, as redlined.
Fire Department
2. Provide allowable area study to determine lot line impact.

The Liquor Barn truck parking area of the truck dock shall not
obstruct the minimu~ 20 foot wide access road extending between the
loading dock and parking spaces at east property line. (UFC
10.207).
Install one fire hydrant providing 1500 gpm fire flow at the south
east area of the project. (UFC 10.207).
5. Rear service drive shall be posted as a Fire Lane. (UFC 10.207).

All remodelled portions of ~xisting structures and all new structure
exceeding 5,000 square feet shall be protected throughout by an
automatic fire sprinkler system. (UFC 10.308).
Buildinq Division
7. Provide a code analysis for area increase.
8. Provide additional handicappedparking and signage as needed.
Section 21.42.100 of the Campbell Municipal Code provides that any
approval granted under this Section shall expire one year after the date
upon which such approval was granted, unless an extension or
reinstatement is approved.
Approval is effective ten days after decision of approval of the
Planning Commission, unless an appeal is filed.
