PC Res 2696RESOLUTION NO. 2696 PLANNING COMMISSION BEING A RESOLUTION OF THR PLANNING COMMISSION OF THR CITY OF CAMPBRI.T. APPROVING A USE PERMIT ~T.Ti)WING THE CONVERSION OF A SINGL~-FANILY DW~.T.TNG TO AN OFFICE BUILDING ON PROPERTY LOCATED AT 1855 SOI~TH WINCHESTER BOUI.RVARD, (APPLICATION OF MR. AND MRS. HAL LANE, UP 90-12). After notification and public hearing as specified by law on the application of Mr. and Mrs. Hal Lane, for a Use Permit and allowing the conversion of a single-family dwelling into an office building on property located at 1855 South Bascom Avenue in a C-2-S (General Commercial) Zoning District, as per the application filed in the Planning Department on August 10, 1990; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: The establishment, maintenance or operation of the use applied for will not be detrimental to the health, safety, peace, morals, comfort or general welfare of persons residing or working in the neighborhood of such proposed uses, or be detrimental or injurious to property and improvements in the neighborhood or to the general welfare of the City. The proposed site is adequate in size and shape to accommodate the yards, walls, fences, parking and loading facilities, landscaping and other development features required in order to integrate said use with uses in the surrounding area. The proposed site is adequately served by streets if sufficient capacity to carry the kind and quantity of traffic such use would generate. 4. The proposed use is compatible with the uses in the area. The use is essential or desirable to the public convenience or welfare, and is in harmony with the various elements or objectives of the Cityms General Plan. Based on the above findings, the Planning Commission does hereby grant the requested Use Permit, subject to the following conditions: 1. Approval of the Use Permit allows for office use of the property only. 2. No storage of industrial trucks, equipment or supplies on the premises at anytime. Revised parking layout, to be submitted to the Planning Department and approved by the Planning Director prior to approval of a building permit. Resolution No. 2696 UP 90-12 - 1855 S. Winchester Blvd. page two Applicant shall remove the two rear accessory structures prior to occupancy or guarantee their removal within 90 days by posting a bond in the amount of $3000. Public Works: Revise parking layout to improve on-site circulation eliminating the option for the vehicles in the uncovered spaces to back onto the street. 6. Submit five sets of grading and drainage plans for review by City Engineer. Building Division: 7. Provide handicapped parking. 8. Provide a 60 inch length landing for wood ramp handrails if slope exceeds 1:15. 9. Windows on the right elevation must be wired glass set in steel frames. 10. Provide one hour construction of walls less than 20 feet to property line. 11. Plans must meet all minimum code requirements at the time of technical review. The applicant is notified as part of this application that he/she is required to comply with all applicable Cedes and/or Ordinances of the City of Campbell and the State of California which pertain to this development and are not herein specified.
