PC Res 2683RESOLUTION NO. 2683 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL APPROVING A SITE AND ARCHITECTURAL APPLICATION ALLOWING THE CONSTRUCTION OF TWO SINGLE-FAMILY RESIDENCES ON PROPERTY LOCATED AT 1187 AUDREY AVENUE IN AN R-i-10 (SINGLE-FAMILY/LOW DENSITY residential ZONING DISTRICT. APPLICATION OF MR. TONY SANTOS S 90-06. After notification and Public Hearing as specified by law on the application of Mr. Tony Santos for approval of plans and elevations to allow the construction of two single-family residences, on property located at 1187 Audrey Avenue, in an R-i-10 (Single-Family/ Low Density Residential) Zoning District; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: Scale: The proposed project is an appropriate scale in relationship to the adjacent developed uses. Desiqn: The project is well designed and architecturally blends into the neighborhood. Density: The pr6ject density of 3.5 units is consistent with the General Plan designation of low density residential. Parkinq: The parking proVided exceeds the code requirements of 2 spaces per unit. Compatibility: The project is designed to minimize infringement on neighboring properties. B~sed on the above findings, the Planning Commission does hereby grant the requested development, subject to following conditions: Revised elevations indicating revised chimney materials to be submitted to the Planning Department and approved by the Planning Director upon recommendation of the Architectural Advisor prior to application for a building permit. Resolution No. 2683 page 2 Se 9. 10. Property to be fenced and landscaped as indicated and/or added in red on the plans. Landscaping and fencing shall be maintained in accordance with the approved plans. Fencing plan indicating location and design details of fencing to be submitted to the Planning Department and approved by the Planning Director prior to issuance of a building permit. All parking and driveway areas to be developed in compliance with Chapter 21.50 of the Campbell Municipal Code. All parking spaces to be provided with appropriate concrete curbs or bumper guards. Underground utilities to be provided as required by Section 20.36.150 of the Campbell Municipal Code. Plans submitted to the Building Department for plan check shall indicate clearly the location of all connections for underground utilities including water, sewer, electric, telephone and television cables, etc. The applicant is hereby notified that the property is to be maintained free of any combustible trash, debris and weeds, until the time that actual construction commences. All existing structures shall be secured by having windows boarded up and doors sealed shut, or be demolished or removed from the property. Section 11.201 and 11.414, 1979 Ed. Uniform Fire Code. Retaining walls at property lines are limited to a height of 15 inches if constructed of wood. Complete the parcel map (PM 90-2) creating the two lots. Submit five copies of the grading and drainage plans for review by the City Engineer showing the relationship to adjacent parcels. Section 21.42.100 of the Campbell Municipal Code provides that any approval granted under this Section shall expire one year after the date upon which such approval was granted, unless an extension or reinstatement is approved. Approval is effective ten days after decision of approval of the Planning Commission, unless an appeal is filed.
