PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL APPROVING A USE PERMIT
ALLOWING THE CONSTRUCTION OF A SECONDARY LIVING
UNIT, TO AN EXISTING SINGLE-FAMILY RESIDENCE ON
PROPERTY LOCATED AT 1251 MUNRO AVENUE, IN A R-l-9
(SINGLE-FAMILY RESIDENTIAL) ZONING DISTRICT. APPLICATION
OF MRS. ESTHER GARCIA, UP 90-07).
After notification and Public hearing as specified by law on the
application of Mrs. Esther Garcia for a Use Permit to alloWa secondary
living unit, to an existing single-family residence on property known as
1251 Munro Avenue, in an R-l-9 (Single-Family Residential) Zoning
District, as per the application filed in the Planning Department on
April 24, 1990; and, after presentation by the Planning Director,
proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follows:
Scale: The proposed project is an appropriate scale in relationship
to the adjacent developed uses.
2. Parking: The parking provided meets/exceeds the code requirements.
3. ComDatibility: The project is designed to minimize infringement on
neighboring properties.

Health/Safety: The establishment, maintenance or operation of the
use applied for will not be detrimental to the health, safety,
peace, morals, comfort or general welfare of persons residing or
working in the neighborhood of such proposed use, or be detrimental
or injurious to property and improvements in the neighborhood or to
the general welfare of the City.
Compatibility: The proposed site is adequate in size and shape to
accommodate the yards, walls, fences, parking and loading
facilities, landscaping and other development features required in
order to integrate said use with uses in the surrounding area.
Traffic: The proposed site is adequately served by streets of
sufficient capacity to carry the kind and quality of traffic such
use Would generate.
Compatibility: The use is essential or desirable to the public
convenience or welfare, and is in harmony with the various elements
or objectives of the City's General Plan.

Based on the above findings, the Planning Commission does hereby grant
the requested Use Permit, subject to the following conditions:
1. Pay storm drainage fee of $592.

Dedicate additional land to widen Munro Avenue to 30 feet from
center with a 20 foot radius curve at San Tomas Aquino. Road.
Execute an agreement and post security to install street
improvements when required by the City Engineer.
Provide grading and drainage plan for review by the City Engineer.
Planninq: Elimination of concrete area and replaced with
landscaping.
The applicant is notified as part of this application that he/she is
required to comply with all applicable Codes and/or Ordinances of the
City of Campbell and the State of California which pertain to this
development and are not herein specified.
