PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL APPROVING A MODIFICATION
TO A PREVIOUSLY APPROVED SITE AND ARCHITECTURAL
APPLICATION ALLOWING THE INSTALLATION OF TWO
MOBILE OFFICES ON PROPERTY KNOWN AS 400
LLEWELLYN AVENUE (APN 305-18-56) IN A PF (PUBLIC
FACILITIES) ZONING DISTRICT. APPLICATION
OF REV. CHI CHOON LEE ON BEHALF OF THE KOREAN
FIRST BAPTIST CHURCH. FILE # M90-06.
After notification and public hearing as specified by law on the
application of Rev. Chi Choon Lee for approval of plans and
elevations to allow the construction of a two mobile offices on
property known as 400 Llewellyn Avenue in a PF (Public facilities)
Zoning District; and, after presentation by the Planning Director,
proponents and opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning
Commission did find as follows:
Compatibility. The project is setback from the property lines
to minimize infringement on the neighboring properties.
Use: The proposed use is appropriate for the zoning district.
Health/Safety: The establishment, maintenance or operation of
the use applied for will not be detrimental to the health,
safety, peace, morals, comfort or general welfare of persons
residing or working in the neighborhood of such proposed use,
or be detrimental or injurious to property and improvements in
the neighborhood or to the general welfare of the City.
Compatibility: The proposed site is adequate in size and shape
to accommodate the yards, walls, fences, parking and loading
facilities, landscaping and other development features required
in order to integrate said use with uses in the surrounding
area.
Based on the above findings, the Planning Commission does hereby
grant the requested development, subject to the attached conditions:
Submit traffic control plan for approval by Traffic Engineer
prior to transporting mobile offices.
Section 712(b) lA,2 requires offices to be accessible. This
requirement can be appealed to the Building Official and/or the
Appeals Board.
Provide documentation of State Fire Marshal approval for use of
proposed portables as school building

Temporary classroom approval for a period of one year from
effective date. Extensions may be granted for a maximum period
of one year with a review of operation.
Install plywood skirting at time of installation.
Section 21.42.100 of the Campbell Municipal Code provides that any
approval granted under this Section shall expire one year after the
date upon which such approval was granted, unless an extension or
reinstatement is approved.
Approval is effective ten days after decision of approval of the
Planning Commission, unless an appeal is filed.
