PC Res 2659RESOLUTION NO. 2659 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP, LOCATED AT 1113 CROCKETT AVENUE AND 1345 WESTMONT AVENUE (TS 89-07, lANDS OF HODGINS, APN: 403-10-72 AND 403-10-69). After notification and public hearing as specified by law on the application for approval of a Tentative Subdivision Map as referenced in the above heading, as per the application filed in the Planning Department on October 23, 1989; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: The proposed subdivision density of 4.1 units per gross acre is consistent with the Low-Density Residential Land Use designation of the General Plan. The proposed subdivision does not impair the balance between the housing needs of the region and the public service needs of the residents. The proposed map is consistent with the development standards for a R-l-6 (Single-Family Residential) Zoning District. That this Tentative Subdivision Map is in conformance with the General Plan. Based on the above findings, the Planning Commission does hereby recommend approval of this map to the City Council, subject to the Conditions of Approval attached hereto as Exhibit A. Perrine Chairman ATTEST: Steve Piasecki Secretary PAGE 4 CONDITIONS OF APPROVAL - TS 89-07 SITE ADDRESS: 1113 CROCKETT AVENUE APPLICANT: LANDS OF HODGINS PC MTG: 2/13/90 EXHIBIT A TS 89-07 CONDITIONS OF APPROVAL Install standard street improvements on Westmont and Crockett Avenues, and the new cul-de-sac as directed by the City Engineer. (Improvements on Westmont Avenue to be installed pending ownership transfer of land from Santa Clara Valley Water District to the City of Campbell. Improvements to be installed for a 30 foot half street at this time, with the additional 15 foot strip of land reserved for possible future street purposes.) Obtain approval from the Civic Improvement Commission and the County Communications Office for the proposed street name of the new cul-de-sac. 3. File and process a final tract map. 4. Provide 5 sets of grading and drainage plans. 5. Dedicate additional right-fo-way for proposed cul-de-sac. Sewers: Installation of a sanitary sewerage system to serve all lots within the subdivision in conformance with the proposed plans of the County of Santa Clara Sanitation District No. 4. Sanitary sewerage service to be provided by said District No. 4. Water Service: Installation of a water distribution system to serve all lots within the subdivision in conformance with the plans of the San Jose Water Works. Water service to be provided by said water company. Fire hydrants and appurtenances shall be provided and installed at the locations specified by the Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance fees shall be paid to City at the rate of $195 per fire hydrant. o Subdivision Map Act: Compliance with the provisions of Title 20, Subdivisions of the Campbell Municipal Code. 9. Storm Drain Fee: Subdivider to pay Storm Drainage Area Fee. 10. Surety: Subdivider shall install street improvements and post surety to guaranty the work. Dedications: Dedicate additional right-of-way to widen Crockett Avenue to thirty (30) feet from center line Grading/Drainage Plan: Provide a grading and drainage plan for the review and approval of the City Engineer. Excavation Permit: Obtain an excavation permit and pay fees and deposit for all work in the public right-of-way. Park Lands Dedication: Pay a fee of $16,302 in lieu of dedication of land for parks. Tree Report: Applicant to submit a tree inventory and protection report prepared by a licensed arborist to ensure protection of retained mature trees. Removal of Structures: Prior to final map approval all structures to be removed and all non-conforming uses of property to cease prior to recordation of final map.
