PC Res 2657RESOLUTION NO. 2657 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING AMENDMENT TO THE LAND USE ELEMENT OF THE GENERAL PLAN FROM AREA 1 (KENNEDY/SUNNYSIDE), AREA 3 (RINCON/THIRD STREET), AND AREA 6 (ESTHER AVENUE), FROM MEDIUM-DENSITY RESDIENTIAL (14-20 UNITS PER GROSS ACRE) AND FOUR COMMERCIAL PARCELS, TO LOW-MEDIUM DENSITY RESIDENTIAL (6-13 UNITS PER GROSS ACRE)FOR PROPERTIES WITHIN THE DOWNTOWN AREA NEIGHBORHOODS, AND INCORPORATING SPECIAL AREA DEVELOPMENT POLICIES AFFECTING RESIDENTIAL AND COMMERICAL DEVELOPMENT (CITY-INITIATED APPLICATION, GP 90-01). After notification and public hearing as specified by law on proposed amendments to the Land Use Element of the General Plan, from Area 1 (Kennedy/Sunnyside), Area 3 (Rincon/Third Street), and Area 6 (Esther Ave.), from Medium Density Residential (14-20 units per gross acre) to Low-Medium Density Residential (6-13 units per gross acre); and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission does find as follows: The proposed reduction in residential densities will help maintain the character of the neighborhoods. o The proposed residential densities will provide a buffer between the commercial and industrial areas and the Alice Avenue Historic Residential District. The proposed residential densities will reduce maximum potential traffic generation in the area. The proposed reduction in residential density will not be harmful or detrimental to the public health, safety or welfare. The Planning Commission does hereby adopt a Resolution recommending that the City Council adopt the attached Ordinance making effective the proposed amendment. BEING AN ORDINANCE AMENDING THE LAND USE ELEMENT OF THE GENERAL PLAN OF THE CITY OF CAMPBELL, CALIFORNIA, FOR AREA 1 (KENNEDY/SUNI~SIDE), AREA 3 (RINCON/THIRD STREET), AND AREA 6 (ESTHER AVENUE), FROM MEDIUM-DENSITY RESIDENTIAL (14-20 UNITS PER GROSS ACRE) TO LOW-MEDIUM DENSITY RESIDENTIAL (6-13 UNITS PER GROSS ACRE) AND FOUR COMMERCIAL PARCELS FOR PROPERTIES WITHIN THE DOWNTOWN AREA NEIGHBORHOODS, AND INCORPORATING SPECIAL AREA DEVELOPMENT POLICIES AFFECTING RESIDENTIAL AND COMMERCIAL DEVELOPMENTS (APPLICATION OF THE CITY OF CAMPBELL, GP 90-01). The City Council of the City of Campbell does ordain as follows: SECTION ONE: That the Land Use Element of the General Plan of the City of Campbell, together with amendments thereto, is hereby changed and amended as per Exhibit A, modifying the Landuse Map and Exhibit B, adding special area development policies, attached hereto. SECTION TWO: This Ordinance shall become effective 30 days following its passage and adoption and shall be published once within 15 days upon passage and adoption in the San Jose Mercury News, a newspaper of general circulation in the City of Campbell, County of Santa Clara.
