PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A
AMENDMENT TO A DEVELOPMENT AGREEMENT TO ALLOW A
CHANGE IN PROJECT PHASING AND A REVISED DEVELOPMENT
SCHEDULE TO CONSTRUCT PHASE III, AN OFFICE BUILDING
OF 175,000 SQUARE FEET, BEFORE PHASE II CONSTRUCTION
OF AN HOTEL, ON PROPERTY KNOWN AS 900 EAST HAMILTON
AVENUE, IN A PD (PLANNED DEVELOPMENT/COMMERCIAL)
ZONING DISTRICT, APPLICATION OF PROMETHEUS
DEVELOPMENT COMPANY, M 88-23.
After notification and public hearing as specified by law on the application of
Prometheus Development Company for approval of an amendment to a Development
Agreement to allow a change in the project phasing and a revised Development
Schedule to construct Phase III, the second office building of 175,000 square
feet, before Phase II, construction of the Hotel, on property known as 900 E.
Hamilton Avenue, in a PD (Planned Development/Commercial) Zoning District, as
per the application filed in the Planning Department on October 14, 1988; and,
after presentation by the Planning Director, proponents and opponents, the
hearing was closed.
After due consideration of all evidence presented, the Planning Commission did
find as follows:
1. The proposed office development will result in a more desirable environment
and use of land than would be possible under the General Zoning Designation
2. The proposed office use is consistent with the Commercial designation shown
on the Land Use Elment of the General Plan.
3. The project is well designed and will provide an acceptable architectural
concept for this site.
4. The proposed parking ratio of 1:288 for the requested office use is
considered adequate for an office development of this size.
5. The presented landscaping and parking area improvements will create an
aesthetically pleasing and attractive office development.
Based upon the above findings, the Planning Commission recommends approval of
the Amendment to the Development Agreement and enact the attached Ordinance
adopting said development schedule.

THE CITY OF CAMPBELL APPROVING AN AMENDMENT TO A DEVELOPMENT
AGREEMENT TO ALLOW A CHANGE IN PROJECT PHASING AND A REVISED
DEVELOPMENT SCHEDULE TO CONSTRUCT PHASE III, AN OFFICE BUILDING

ON PROPERTY KNOWN AS 900 EAST HAMILTON AVENUE, IN A PD (PLANNED
DEVELOPMENT/COMMERCIAL) ZONING DISTRICT, APPLICATION OF
PROMETHEUS DEVELOPMENT COMPANY, M 88-23.
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the Planned Development Agreement between Prometheus
Development Company and the City of Campbell is hereby changed and amended, on
property known as 900 East Hamilton Avenue, by adopting the attached Exhibit A,
entitled Plans and Elevations, Exhibit B, entitled Development Schedule, and
Exhibit C, entitled Map of Said Property, as per the application of Prometheus
Development Company for plans, elevations, and development schedule to allow
the construction of a second office building in a Planned Development/
Commercial Zoning District. Copies of said Exhibits are on file in the
Planning Department.
SECTION TWO: This Ordinance shall become effective 30 days following its
passage and adoption in the San Jose Mercury News, a newspaper of general
circulation in the City of Campbell, County of Santa Clara, State of
California.

REVISED DEVELOPMENT SCHEDULE
Phase I (Office Building #1) - Begin construction on or before December 31,
1988; complete construction on or before March 1, 1990.
Phase II (Office Building #2) - Begin construction on or before December
31, 1989; complete construction on or before March 1, 1991.
Phase III (Hotel) - Begin construction on or before December 31, 1993;
complete construction on or before March 1, 1995.
PROPOSED DEVELOPMENT SCHEDULE
