PC Res 2630RESOLUTION NO. 2630
PLANNING COMMISSION
BEING A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL
OF A PL~2NNED DEVELOPMENT PERMIT, PLANS,
ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS
OF APPROVAL TO ALLOW THE CONSTRUCTION OF 68 CONDOMINIUMS
ON PROPERTY KNOWN AS 110 MICHAEL DRIVE, IN A C-PD (CONqDOMINIUM
PLANNED DEVELOPMENT) ZONING DISTRICT. APPLICATION
OF MR. BURCH BOONE, ON BEHALF OF LINCOLN BASCOM OFFICE
CENTER, LTD., PD 89-20
After notification and Public Hearing as specified by law on the application of
Mr. Burch Boone, on behalf of Lincoln Bascom Office Center, Ltd., for approval
of a Condominium-Planned Development Permit, plans, elevations, and development
schedule to allow the Construction of 68 Condominiums, on property known as 110
Michael Drive; and, after presentation by the Planning Director, proponents and
opponents, the hearing was closed.
After due consideration of all evidence presented, the Planning Commission did
find as follows:
1. The proposed development and uses clearly would result in a more desirable
environment and use of the land than would be possible under any other
zoning classification; and,
2. The development and uses are consistent with the General Plan of the City
and will aid in the harmonious development of the immediate area; and,
3. The development will complement and enhance the residential development
pattern established along Michael Drive; and,
4. The proposed development will help maintain the City's jobs/housing
balance; and,
5. The application is an innovative mixing of land uses and sharing of parking
facilities with an existing office development; and,
6. The proposal is a more efficient use of land.
Based upon the above findings, the Planning Commission recommends approval of
the plans, elevations, development schedule, and conditions of approval as
presented; and, further recommends that the City Council approve a
Condominium-Planned Development Permit and enact the attached Ordinance
adopting said plans, elevations, development schedule, and conditions of
approval for that portion of the above-referenced Condominium-Planned
Development Zoning District.
