PC Res 2574RESOLUTION NO. 2574 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING DENIAL OF A PLANNED DEVELOPMENT PERMIT, PLANS, ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS OF APPROVAL TO ALLOW CONSTRUCTION OF 3 TOWNHOMES ON PROPERTY KNOWN AS 1430 W. LATIMER AVE. IN A PD (PLANNED DEVELOPMENT/MEDIUM DENSITY RESIDENTIAL) ZONING DISTRICT (APPLICATION OF G. WARD, PD 88-10). After notification and public hearing as specified by law on the application of Mr. Greg Ward, General Contractor, for approval of a Planned Development Permit, plans, elevations, and development schedule to allow the construction of 3 townhomes on property known as 1430 W. Latimer Ave., as per the application filed in the Planning Department on June 20, 1988; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: 1. The proposed project will not result in a more desirable environment and use of the land than is possible under any other zoning classification. 2. The presented building and site design is not considered well designed nor typical of recent townhome developments. This application has been continued by the Planning Commission on numerous occasions, so that revised plans could be submitted. At this time, it is the opinion of the Planning Commission that the applicant has had an adequate opportunity to submit a revised proposal. Based on the above findings, the Planning Commission recommends denial of the plans, elevations, development schedule and conditions of approval as presented.
