PC Res 2567RESOLUTION NO. 2567 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A MODIFICATION TO A PREVIOUSLY APPROVED PLANNED DEVELOPMENT PERMIT (ORDINANCE NO. 1673) PLANS, ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS OF APPROVAL TO ALLOW CONSTRUCTION OF AN OFFICE AND STORAGE BUILDING ON PROPERTY KNOWN AS 219 DILLON AVE. (APN 412-8-20) IN A PD (PLANNED DEVELOPMENT/INDUSTRIAL) ZONING DISTRICT (APPLICATION OF R. EDSINGER, M 88-14/PD 88-01). After notification and public hearing as specified by law on the application of Mr. Roger Edsinger for approval of a modification to a previously approved Planned Development Permit to allow the construction of an office and storage building on property known as 219 Dillon Ave., as per the application filed in the Planning Department on June 24, 1988; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: 1. The requested office/storage use is consistent with the industrial land use shown on the City's General Plan. 2. The provision of 6 parking spaces satisfies the ordinance requirement for the proposed office/storage use. 3. Substantial on-site landscaping would be provided in conjunction with this proposal. 4. The building design, with modifications, is considered acceptable by the Architectural Advisor. The proposed development or uses clearly will result in a more desirable environment and use of land than would be possible under any other zoning classification. 6. The use will be compatible with the General Plan of the City of Campbell and will aid in the harmonious development of the immediate area. Based on the above findings, the Planning Commission recommends that the City Council ratify the Commission's Resolution No. 2567 approving the modification to the previous approved Planned Development Permit (Ordinance No. 1683), plans, elevations, development schedule and conditions of approval as attached hereto. PC MTG. 11-8-88 The applicant is hereby notified, as part of this application, that he/she is required to meet the following conditions in accordance with the Ordinances of the City of Campbell and the Laws of the State of California. Additionally, the applicant is hereby notified that he/she is required to comply with all applicable Codes or Ordinances of the City of Campbell and the State of California which pertain to this development and are not herein specified. PLANNING DEPARTMENT 1. Ail conditions of PD 88-01, adopted by the City Council as part of Ordinance 1683, adopted on March 15, 1988. 2. Revised plans and elevations indicating changes as red-lined to be approved by the Planning Director prior to issuance of a building permit. BUILDING DEPARTMENT A one-hour wall is required between a room housing a central heating facility and the remainder of the building. Exception: Heating facilities not exceeding 400,000 Btu's. 4. Wall at property line to be one hour with no opening. 5. Adequate combustion air shall be supplied to the heating applicance room. 6. Adequate clearance shall be provided in front of the appliance, and adequate lighting provided over, or reasonably close to, the working area. 7. Minimum 50 lb. live load for floors. 8. Minimum 16 lb. live load plus dead load for roofs. 9. All gas appliances shall have a reasonably accessible shut-off valve. 10. All gas vents shall have adequate clearances from combustibles. Type "B" flue shall be required when flue penetrates through an attic area. 11. Ail heating and cooling equipment mounted on roof shall be accessible by a permanent ladder. 12. Other details to be shown on construction plans. PUBLIC WORKS DEPARTMENT 13. Install street improvements in Dillon Avenue. 14. Dedicate additional land to widen Dillon Avenue to 30 feet from center line. CONDITIONS OF APPROVAL: M 88-14, PD 88-01 APPLICANT: EDSINGER, R. SITE ADDRESS: 219 DILLON AVE. PG. 2 15. Pay storm drain fee of $287.00 16. gubmlt three copies of drainage and grading plan to City Engineer for approval. 17. Obtain an excavation permit, pay fees and post surety for all work in the City right-of-way. FIRE DEPARTMENT 18. Exterior walls less than 20 feet from the property line shall be one hour fire resistent constructed per UBC table 5A. 19. Provide "Declaration of Hazardous Materials" to Fire Department.
