PC Res 2539RESOLUTION NO. 2539 PLANNING COMMISSION BEING A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CAMPBELL RECOMMENDING APPROVAL OF A PLANNED DEVELOPMENT PERMIT, PLANS, ELEVATIONS, DEVELOPMENT SCHEDULE, AND CONDITIONS OF APPROVAL TO ALLOW CONSTRUCTION OF 12 TOWNHOMES ON PROPERTIES KNOWN AS 490, 494 & 496 W. SUNN~fOAKS AVE. (APN 406-09-001, 002, 003) IN A PD (PLANNED DEVELOPMENT/LOW-MEDIUM DENSITY RESIDENTIAL) ZONING DISTRICT (APPLICATION OF NADCON DEVELOPMENT, PD 88-07). After notification and public hearing as specified by law on the application of Mr. Que Naderzad, on behalf of NADCON Development, for approval of a Planned Development Permit, plans, elevations, and development schedule to allow the construction of 12 townhomes on properties known as 490, 494 & 496 W. Sunnyoaks Ave., as per the application filed in the Planning Department on April 20, 1988; and, after presentation by the Planning Director, proponents and opponents, the hearing was closed. After due consideration of all evidence presented, the Planning Commission did find as follows: 1. The proposed project is an appropriate scale in relationship to the adjacent developed uses. 2. The project is well designed and architecturally blends into the neighborhood. 3. The building design is considered acceptable and interesting by the Architectural Advisor. 4. The project density of 11.6 is consistent with the General Plan designation of Low-Medium Density Residential (6-13 units per gross acre). 5. The parking provided meets the code requirement. 6. Substantial landscaping has been provided which adds to the aesthetics of the project, and many existing trees have been retained. The proposed development or uses clearly will result in a more desirable environment and use of land than would be possible under any other zoning classification. 8. The use will be compatible with the General Plan of the City of Campbell and will aid in the harmonious development of the immediate area. Resolution No. 2531 -2- PD 88-07 Based on the above findings, the Planning Commission recommends approval of the plans, elevations, development schedule and conditions of approval as presented, and further recommends that the City Council approve a Planned Development Permit and enact the attached Ordinance adopting said plans, elevations, development schedule, and conditions of approval for that portion of the above-referenced Planned Development Zoning District.
